Larken Associates’ newest luxury rental property is taking shape just outside New Jersey, with additional buildings coming online and steady demand across its two main phases.

Located in Forks Township, Pennsylvania, the firm’s 420-unit Trailside Village project welcomed its first residents in May after debuting its initial phase in early 2026, according to a news release. The first tranche of garage and garden apartments is now nearly 70 percent leased, while Larken has rented more than a third of the first 75 apartments that are available in the second phase.

The 420-unit community at 2000 Trailside Drive is roughly 25 percent leased overall, the firm said, noting that the collection of one- and two-bedroom units will ultimately span 22 buildings. Anchoring Trailside Village, which is less than five miles from New Jersey’s western border, is a community clubhouse with a resident lounge, a game room, work pod rooms and a fitness center stocked with free weights and fixed-weight machines. Outdoors, residents have access to a heated outdoor pool with a tanning ledge, a covered pavilion with a fireplace and lounge seating, among other amenities.

Trailside Village also includes some 27,000 square feet of on-site retail, office and medical space across two buildings.

“The leasing activity across our first two phases shows the value renters place on having a variety of home styles, extensive amenities and everyday convenience in one community,” said David Gardner, CEO and president of Larken Associates. “When our first mixed-use building begins welcoming residents in October, it will establish a closer connection between the residential and commercial areas planned for Trailside Village and further strengthen the walkable environment we are creating.”

Additional buildings will come online by year-end, including another garden apartment section within phase two that will welcome residents as soon as Dec. 7.
