A former Bethlehem Steel property in Morgantown, Berks County will soon become a logistics and manufacturing center.
Panattoni Development Company has officially broken ground on the first phase of Gateway Commerce Center at I-76, launching construction on a 1.2-million-square-foot development that marks the beginning of a 5-million-square-foot, master-planned industrial campus.
Located on the former Bethlehem Steel Grace Mine site, Gateway Commerce Center will bring large-scale logistics and manufacturing in the region.
The developer said it plans to deliver two Class A buildings; one totaling 925,260 square feet and the other 291,600 square feet; as part of the initial phase.
Construction is led by Brinkmann Constructors, with completion targeted for the fourth quarter of 2026. The buildings will be jointly listed by KBC Advisors and Colliers.
“Breaking ground on Gateway Commerce Center is an exciting moment for Panattoni and for the region,” said Ian McDonald, partner at Panattoni. “This site offers unmatched potential for logistics and manufacturing users, and we’re proud to see work begin on what will become one of Pennsylvania’s most dynamic industrial campuses.”
The developer said the project benefits from direct access to I-76 and I-176, a 10-year LERTA tax incentive and no height restrictions, and abundant public utilities, key advantages for tenants seeking scale and speed to market in one of the nation’s most competitive industrial corridors.
