SIOUX CITY (KTIV) – A piece of land in the Leeds area of Sioux City moved a step closer to a zoning change Monday night.
The Sioux City City Council voted 3-2 to approve the first reading of the zoning change for property at 3700 Jefferson Street.
If the change passes a second and third reading at future council meetings, the zoning would change from “General Commercial” to “General Industrial.”
Dolf Ivener, the developer who petitioned for the zoning change, said it’s necessary to secure the reclassification first to find potential investors.
Several members of the Leeds community spoke out against the change during the meeting, including Ron Koch, Leeds Elementary School principal, and Barry Bohlke, the president of the Leeds Community Club.
Mayor Bob Scott and Council Member Dan Moore voted against the rezoning, while the three other council members voted for it.
Scott said he feels heavy industrial development wouldn’t fit the area.
“I live there. I drive the street every morning. I see trucks coming down the street that shouldn’t be on that street, and this is only going to add to it, if it’s more heavy industrial,” Scott said. “Like the principal [Koch] said, there’s a lot of kids that cross that street, that go to school in that. Heavy industrial is just not what we need there.”
A second reading of the zoning change proposal will take place at next Monday night’s city council meeting.
