The Lehigh Valley home market remained tight in June, resulting in a record high median price of $385,000, the Greater Lehigh Valley Realtors reported.
That’s a 4.1% increase from the previous high of $375,000 set in July 2025 and this past May.
“June’s numbers show that buyers remain engaged even as affordability and limited inventory continue to shape the market,” said GLVR CEO Justin Porembo. “Pending sales rose 8% and new listings increased, but the supply of available homes remains exceptionally tight at just 1.4 months.
“That imbalance continues to place upward pressure on prices and underscores the need for policies that support the creation of more housing at a range of price points,” he said.
Despite the higher prices, homes are sold quickly, sitting on the market an average of 19 days. Inventory was at 757, a 4.9% drop over the year, while the months supply of inventory of 1.4 months indicated a sellers’ market.
New listings were up 2.8% over the year to 853 and pending sales increased 8% to 792.
The National Association of Realtors said the national median price was a record $429,300, a 1.3% increase over the year. Supply was at 1.55 million, a 3.3% increase.
