A new mixed-use development combining retail space with luxury housing is planned for Lower Macungie Township, representing what developers call one of the first true mixed-use suburban communities in the Lehigh Valley market.

Woodmont Properties’ development at 3370 Route 100 will feature 14,000 square feet of street-level retail space alongside 120 luxury rental residences at Woodmont Valley. The project is expected to be completed by November.

The retail component, called The Shoppes at Valley Square, will offer prominent frontage along Route 100 near Willow Lane in what developers describe as one of the Lehigh Valley’s fastest-growing residential areas. Colliers is leading the leasing efforts for the retail space through a team including Senior Vice President Derek Zerfass and Vice President Seth Lacey.

Developers say the site is well-suited for boutique fitness studios, medical offices, service businesses, fast-casual restaurants, cafés and daily needs retailers. The location provides access to major routes including Interstate 78, Route 222 and the Pennsylvania Turnpike.
