The redevelopment of the Neshaminy Mall<\/a> is coming along slowly but surely, according to Bensalem<\/a> Mayor Joe DiGirolamo, who described the project as “very active.”<\/p>\n

While everything is still conceptual, DiGirolamo said, the mall’s developers are envisioning a major change to the sprawling 91-acre property that currently includes more than 1 million square feet of retail space.<\/p>\n

Paramount Realty and Edgewood Properties purchased the mall for $27.5 million in July 2024. Today, the space remains largely empty<\/a> save for a few retailers.<\/p>\n

“They’re going to knock down a lot of the mall,” DiGirolamo said.<\/p>\n

The developers will likely demolish a large part of the existing structure while keeping the movie theater and the mall’s successful anchor stores \u2014 Boscov’s and Barnes & Noble \u2014 in some way, DiGirolamo said.<\/p>\n

They’re also considering bringing larger retailers to the site such as Walmart and Whole Foods, he said.<\/p>\n

Similar to other shopping mall redevelopment projects across the country, the property may be transformed into a mix of commercial and residential uses.<\/p>\n

“They’re talking about housing,” he said, adding that they’re considering apartments and townhouses.<\/p>\n

DiGirolamo said he suggested including some age-restricted units to limit the potential impact on the school district.<\/p>\n

The redesigned property will also likely feature an interior walking area for residents, shoppers and other visitors, he added.<\/p>\n

“It is conceptual at this point,” DiGirolamo said. “But it was a good start.”<\/p>\n

“Its certainly an attraction to come here. Not just Bensalem, but a regional place where people can come and shop. And I think that’s what we’re shooting for and I think that’s going to happen if it’s mixed-use like we’re talking about.”<\/p>\n
