UPPER NAZARETH TWP., Pa. – An investment firm has spent $7.7 million on a nearly 11-acre property in what’s becoming the hottest section of real estate in Northampton County.<\/p>\n
Crosswest Capital scooped up the site at 3367 Gun Club Road in Upper Nazareth Township.<\/p>\n
The property includes several industrial buildings totaling 25,000 square feet spread across 10.9 acres.<\/p>\n
Titan Formwork Systems, which makes\u00a0concrete formwork and concrete framing systems for construction companies, is a current tenant.<\/p>\n
County property records list the buyer as Crosswest Beech Nazareth, an LLC with a Chicago-area mailing address.\u00a0<\/p>\n
Crosswest Capital touts the sale on its website, saying the purchase was made in\u00a0partnership with Copper Beech Real Estate Capital.<\/p>\n
Crosswest has offices in Chicago and New York City. The company said it\u00a0acquires and manages industrial real estate properties\u00a0across “major logistics markets” in the U.S.<\/p>\n
The only other acquisition listed on its website is an industrial property in Carlisle, Pa.<\/p>\n

But Northampton County property records show an LLC with a similar name- Crosswest Beech Easton, also based in the Chicago area- recently purchased 1200 Conroy Place in Forks Township, the former home of Easton Coach.<\/p>\n
The property at 3367 Gun Club Road is adjacent to a massive warehouse that sold for\u00a0$158 million in February.<\/p>\n
The buyer was BV1 East Valley Logistics Park LLC.<\/p>\n
The logistics company Western Post is the current tenant.\u00a0<\/p>\n
