That’s because supply is tight and buyers are facing steep competition for properties.

April figures from the Greater Lehigh Valley Realtors show that median sales are up year-over-year by 18.2%, which has contributed to an inventory of 1.2 months’ supply. A market balanced between buyers and sellers would have about six months of housing inventory.

“Nationally, affordability concerns and limited inventory continue to shape buyer behavior, and we’re seeing similar trends here in the Lehigh Valley,” GLVR CEO Justin Porembo said. “Buyers who may have previously focused solely on existing homes are increasingly looking at new construction communities, particularly as builders continue adding inventory and offering move-in-ready opportunities.”

The Lehigh Valley is considered one of the top 10 markets in the country for fastest-selling homes. Financial company Best Interest found that homes in the Valley sold in an average of 28 days.

“The fastest-selling markets have two months of housing supply on average, well below the four to six months that is considered a balanced market,” Best Interest said in its findings. “What’s more, many of these cities face physical barriers, such as mountains, oceans, and lakes, that make building more homes extremely difficult. With so few homes available, buyers must purchase quickly or miss out.”

The San Francisco Bay area had the fastest-selling market with homes moving in an average of 14 days despite average prices of more than $700,000. Average wages are also higher in that market, the study said.

The Lehigh Valley was joined by Lancaster (17 days) and Harrisburg (31 days) on the top 10 list. Both markets had supply between 1.5 and two months. Best Interest said those and other Northeast markets are attracting buyers looking for inexpensive homes.

“Speedy home sales aren’t just about wealth,” Best Interest said. “The Northeast cities of Rochester, Buffalo, Albany, Lancaster, Harrisburg and Allentown all have a low inventory of homes listed below the national median that get snapped up by buyers priced out of more expensive coastal cities.”

In the first four months of 2026, the GLVR said 87 new construction properties sold in the Lehigh Valley at a median price of $560,000, while another 144 are under agreement at an average price of $679,500.

Another 116 are on the market.

“While affordability remains a challenge across much of the Northeast, the Lehigh Valley continues to stand out as an attractive market for buyers seeking value and opportunity,” GLVR President Cliff Lewis said. “The Northeast median home price topped $510,000 in April, while the Lehigh Valley median sales price came in at $360,000.

“That relative affordability, paired with strong demand and quality-of-life amenities, continues to make our region a destination.”

The GLVR said closed sales decreased 16.1%, coming in at 452 listings. Inventory slipped 6.3%, with 643 units available in April across Lehigh and Northampton counties. The median sales price grew 4.3% to $360,000, up from $345,000.

Morning Call reporter Evan Jones can be reached at ejones@mcall.com.

[14
153,155,154,60,433,157,434,28,1081,432
post-195502","post","type-post","status-publish","format-standard","has-post-thumbnail","category-bethlehem","tag-bethlehem","tag-bethlehem-headlines","tag-bethlehem-news","tag-business","tag-lehigh-county","tag-lehigh-valley","tag-northampton-county","tag-pennsylvania","tag-real-estate","tag-top-stories-tmc
["GET
