BETHLEHEM TWP., Pa. \u2013 The Bethlehem Township Zoning Hearing Board continued an appeal for relief for a proposed convenience store Wednesday night at the municipal building.<\/p>\n
The applicant, officially listed as Univ Bethlehem LLC, requested the continuation. It is seeking two special exceptions and 11 variances for the facility proposed for 4850 Freemansburg Ave. at the intersection with Wagner Drive known as Harvey’s Corner.\u00a0<\/p>\n
The special exceptions include permitting a mobile order pickup-only drive-thru service lane as an accessory use, and permitting an off-premises monument sign that would be located on an adjacent lot to advertise the use or the business.<\/p>\n
The variance requests included permitting a maximum height of 20 feet for freestanding when 10 feet is allowed, and allowing 13 wall and canopy signs totaling 464 square feet when\u00a0two wall signs with a total maximum area of 40 square feet is allowed. Several other variance requests also involved signs.<\/p>\n
Other requests involve items such as drive-thru stacking. Bethlehem Township requires drive-thru stacking lanes to be separate from other stacking lanes, bypass lanes, off-street parking areas and other site areas by means of a raiser concrete median, concrete curb or landscape area.<\/p>\n
To get around this, the application is seeking that no physical separation exist between the stacking lane and the adjacent off-street parking area. Then to address setback issues, the applicant proposed a principal building setback of 144.3 feet rather than the requirement of 50 feet, for a 94.3 feet difference.<\/p>\n
Perhaps the most intriguing of all the variances was Univ Bethlehem’s request to permit out to 24 months from the township’s initial review of their land development plan to secure land development approval. That’s twice the 12 months allowed.<\/p>\n
