Seven months into 2026, the housing market is showing signs of unwinding<\/a> from the pandemic-era frenzy that drained supply, pushed prices to record highs, and brought activity to a standstill. Buyers have more homes to choose from than they did at the start of the year, competition has balanced<\/a> in a few slower markets, and price growth has remained relatively modest. Affordability is still a key issue<\/a> and is limiting activity, though.<\/p>\n

But not all markets are seeing the same trends. Some cities in the Midwest, Northeast, and Bay Area have become red-hot<\/a> and much more expensive<\/a> as buyers fight over a dwindling inventory. On the other end of the spectrum, many cities in the Sun Belt have cooled<\/a> as buyers back off<\/a> from previously overheated prices and climate risks<\/a>, leaving listings sitting for months.<\/p>\n
