{"id":264688,"date":"2026-08-13T17:06:09","date_gmt":"2026-08-13T17:06:09","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-pa\/264688\/"},"modified":"2026-08-13T17:06:09","modified_gmt":"2026-08-13T17:06:09","slug":"verdict-given-on-plan-for-598-flats-in-heart-of-reading","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-pa\/264688\/","title":{"rendered":"Verdict given on plan for 598 flats in heart of Reading"},"content":{"rendered":"<p>\n  The consortium in charge of the Station Hill development revealed detailed plans to build 598 apartments last September.\u00a0\n<\/p>\n<p>\n  The project involves the demolition of Xafinity House, previously called the Hogg Robinson building, to make way for two new apartment buildings.\u00a0\n<\/p>\n<p>\n  The development will be\u00a0car-free, save for four disabled spaces, and provide 75 affordable rent flats.\u00a0\n<\/p>\n<p>\n  While outlines for the project were approved back in 2021, because of the scale of the development and the details involved, a decision on the project was made at a meeting of Reading Borough Council&#8217;s planning applications committee.\u00a0\n<\/p>\n<p>\n  Councillor David Stevens (Labour, Abbey), who represents the town centre, said: \u201cI remember the old bus station and the Hogg Robinson building, and frankly it&#8217;s not difficult to make an improvement on that.\n<\/p>\n<p>\n  \u201cBut what they have done, I think, is excellent. We&#8217;ve seen what the developers have already done at Station Hill and Ebb &amp; Flow, and frankly, if they continue with that level of quality, the public space and realm is comparable to what they&#8217;ve done already, I think it will be an excellent addition to this area.\n<\/p>\n<p>\n  <img   width=\"100%\"\/>The site for Phase 3A of the Station Hill development in Reading, which involves the demolition of Xafinity House in the background. (Image: James Aldridge, Local Democracy Reporting Service)\n<\/p>\n<p>\n  \u201cIt&#8217;s somewhat of a backwater at the moment, there are a number of businesses, I think one pub on the corner, it&#8217;s really essentially office or closed office space; I think this will really revitalise Greyfriars Road and Garrard Street, so I think this is excellent.\n<\/p>\n<p>\n  \u201cIt&#8217;s a great and welcome addition.\u201d\n<\/p>\n<p>\n  The area has two pubs, <a href=\"https:\/\/www.readingchronicle.co.uk\/news\/24125072.pub-reading-celebrates-milestone-10th-anniversary\/?ref=ed_direct\" target=\"_blank\" rel=\"nofollow noopener\">The Greyfriar<\/a>, which has been open for 12 years, and The Gateway, which was <a href=\"https:\/\/www.readingchronicle.co.uk\/news\/25599722.name-change-reading-town-centre-pub-200k-upgrade\/?ref=ed_direct\" target=\"_blank\" rel=\"nofollow noopener\">renamed The Railway Tavern last year<\/a>.\n<\/p>\n<p>\n    \u2600\ufe0f Stay informed this summer with unlimited access to trusted local news from the Reading Chronicle.<\/p>\n<p>Subscribe today and save 50% on a digital subscription. \ud83d\udcf0<\/p>\n<p>\ud83d\udd17 Sign up now: <a href=\"https:\/\/t.co\/suPDT30Zme\" target=\"_blank\" rel=\"nofollow\">https:\/\/t.co\/suPDT30Zme<\/a> <a href=\"https:\/\/t.co\/a2NAv5v7aJ\" target=\"_blank\" rel=\"nofollow\">pic.twitter.com\/a2NAv5v7aJ<\/a>\n  <\/p>\n<p>\n    \u2014 Reading Chronicle (@rdgchronicle) <a href=\"https:\/\/x.com\/rdgchronicle\/status\/2084989472836354543?ref_src=twsrc%5Etfw\" target=\"_blank\" rel=\"nofollow\">August 5, 2026<\/a>\n  <\/p>\n<p>\n  Councillors referred to the successes of previous phases of the Station Hill development, with the first being Ebb &amp; Flow, which saw 598 flats and the Siren Craft bar created in Friar Street.\u00a0\n<\/p>\n<p>\n  Cllr James Moore (Liberal Democrats, Tilehurst) said: \u201cWhen people arrive at Reading Station, when this is done and dusted, they will no longer see dilapidated buildings or a construction site, they will see new buildings.\n<\/p>\n<p>\n  \u201cEbb &amp; Flow looks great.\u201d\n<\/p>\n<p>\n  Micky Leng (Labour, Whitley), lead councillor for planning, repeated the words of former councillor Tony Page from a previous meeting when the outline project was determined.\u00a0\u00a0\n<\/p>\n<p>\n  He said: \u201cThis is a major regeneration of the area, and more importantly we have a developer committed to the town, who is willing to come forward and put their money where their mouth is and provide badly needed homes.\n<\/p>\n<p>\n  \u201cThere were a few grumbles on the amount of affordable housing.\n<\/p>\n<p>\n  \u201cYou probably wouldn&#8217;t think it on social media, but the vast majority of homes are going to people from Reading, who&#8217;ve found places in Ebb &amp; Flow.\n<\/p>\n<p>\n  On the new project, he said:\u00a0 \u201cIt&#8217;s car-free, which I am not the greatest fan of, as everybody knows, but if it can work, it will work in the town centre.\n<\/p>\n<p>\n  <a href=\"https:\/\/www.readingchronicle.co.uk\/news\/26196668.concerns-plans-600-new-flats-reading-almost-no-car-parking\/?ref=ed_direct\" target=\"_blank\" rel=\"nofollow noopener\">Concerns over plans for 600 new flats in Reading with &#8216;almost no car parking&#8217;<\/a>\n<\/p>\n<p>\n  \u201cWith some developers I&#8217;ve dealt with, they will tell you what you want to hear to get their application over the line.\u00a0\n<\/p>\n<p>\n  \u201cAnd quite frankly, if they told me it was raining I would open the curtains and check.\u201d\u00a0\n<\/p>\n<p>\n  He then referred to the developer agreeing to a commemoration plinth for Glen Edwards, the crane operator who saved colleagues during the Station Hill fire in November 2023, following negotiation with planning officer Stephen Vigar.\u00a0\n<\/p>\n<p>\n  Cllr Leng said: \u201cNo problems, they just went about and did it.
