its website<\/a>, Tensor IQ, an\u00a0advisory and operations firm specializing in data center development, is based in Newark, Delaware.<\/p>\nThe proposal calls for a two-story facility with a 65,000-square-foot footprint at 2184 Industrial Drive in Bethlehem.\u00a0<\/p>\n
The six-acre site is inside the LVIP l industrial park, adjacent to Route 22. It’s the former home of Crowder Service Center, an electro-mechanical repair facility affiliated with the Crowder Jr. Company.\u00a0<\/p>\n
According to the news release, the project is being planned in alignment with Pennsylvania Governor Josh Shapiro’s recently announced GRID (Governor\u2019s Responsible Infrastructure Development) standards.<\/p>\n
The 120-megawatt (MW) data center would rely on a closed-loop system for cooling, the developers said, and promote energy efficiency by using “intelligent power controls” that would result in a 20% reduction in total facility energy consumption compared to the industry average.<\/p>\n
The center, which the developers are touting as “industry-changing,” would also incorporate “noise-reduction measures while delivering high-performance computing capacity,” the news release states.<\/p>\n
Bethlehem Planning Director Cathy Fletcher said the proposal was submitted on August 13. It will move through the review process under the city’s existing zoning ordinances; an amendment that would set parameters for how and where data centers can be built is not yet on the books.<\/p>\n
It was advanced by the city’s planning commission this week, and will be subject to a public hearing before Bethlehem City Council, scheduled for Oct. 6.<\/p>\n
Moving forward, the Industrial Drive project will be subject to reviews that include planning and zoning, engineering, water and sewer, and the Lehigh Valley Planning Commission, Fletcher said. Those reviews will happen over the coming weeks.<\/p>\n
