Much of the Neshaminy Mall will be demolished as part of a redevelopment of the 108-acre property along Route 1 in Bensalem Township.<\/p>\n

The Bucks County Courier Times<\/a> and Patch.com reported<\/a> Monday that the mall is expected to close in the coming months. <\/p>\n

The AMC theater, Boscov\u2019s, and Barnes & Noble are expected to remain at the property, while the future of other businesses is unclear.<\/p>\n

LowerBucksSource.com published a report <\/a>on Sunday that tenants at the mall were issued notices to move out by Oct. 31.<\/p>\n

The mall, which is about 1.1 million square feet, has been the subject of redevelopment plans and rumors since its ownership changed hands.<\/p>\n

The Redevelopment Authority of Bucks County is working with mall owners Paramount Realty and Edgewood Properties on plans for the property.<\/p>\n

\u201cIt\u2019s in the very early stages,\u201d Kenneth Hayes, assistant treasurer and secretary of the Redevelopment Authority of Bucks County, told Patch.com.<\/p>\n

Bensalem Mayor Joseph DiGirolamo told the Bucks County Courier Times that he has not seen the redevelopment plans.<\/p>\n

No formal plans have been discussed at recent Bensalem Township Council meetings, according to a LevittownNow.com review of meeting recordings.<\/p>\n

Paramount Realty Group and Edgewood Properties purchased the property from Brookfield Properties <\/a>in 2024 for $27.5 million.<\/p>\n

The sale price was significantly below a previously estimated market value of $45.4 million.<\/p>\n

Paramount Realty Principal Maurice Zekaria told the Philadelphia Business Journal<\/a> at the time that potential redevelopment could include a mix of residential, retail, and medical facilities.<\/p>\n

Paramount owns several other properties in Bucks County, including the neighboring Marketplace at Neshaminy and Lincoln Plaza in Middletown Township, which it acquired for more than $34 million in 2020<\/a>.<\/p>\n

Edgewood Properties, which is based in Piscataway, New Jersey, has a portfolio that includes residential properties in New Jersey and Florida, along with commercial properties.<\/p>\n

The Neshaminy Mall opened in 1968 after being built by the Korman Company. Its original department store anchors included Sears and Strawbridge and Clothier, which later became Macy\u2019s.<\/p>\n

Over the years, the mall expanded to about 1.1 million square feet.<\/p>\n

The property has struggled in recent years as several major retailers left, including Macy\u2019s, Sears, and Modell\u2019s Sporting Goods.<\/p>\n

The Philadelphia Business Journal previously reported that redevelopment plans would not include most of the mall\u2019s anchors, with the exception of Sears, as well as the two outparcel restaurants, UNO Chicago Grill and the now-closed On The Border.<\/p>\n

Plans to open a Fusion Gym in the former Macy\u2019s location were canceled last year, according to Bucks County Today<\/a>.<\/p>\n","protected":false},"excerpt":{"rendered":"The Neshaminy Mall in Bensalem.
