The Chicago City Council has approved Northwestern Medicine\u2019s new hospital tower at 330 E. Erie in their Streeterville campus. Bounded by E. Huron St to the north, N. McClurg Ct to the east, E. Erie St to the south, and N. Fairbanks Ct to the west, the property was formerly home to the Lakeside Veterans Affairs Hospital tower which was demolished in 2009.\u00a0<\/p>\n

Designed by Perkins&Will, the new 1.2 million square foot hospital tower is expected to rise 24 stories reaching 427 feet in height. The building\u2019s design is bold yet respectful, using curved architecture to soften the scale of the structure and create a welcoming presence. The building\u2019s podium sets back to create a pedestrian friendly streetscape with landscaped plaza at the corner of N. Fairbanks Ct and E. Erie St. The upper floors of the building setback to create a large green space on top of the podium and upper floors are angled to take advantage of views of Lake Michigan and the city.\u00a0<\/p>\n

The building will have a four-story basement set to include three floors of underground parking with approximately 600 parking spaces and a fourth basement level that is home to the loading dock and back of house spaces. The ground floor will have the hospital\u2019s lobby with a large vehicular dropoff along E. Erie St, retail space, and a phlebotomy suite. An outdoor entry plaza will occupy the corner of N. Fairbanks Ct and E. Erie St to provide relief and will include a pedestrian entrance into the hospital.\u00a0<\/p>\n

In the building\u2019s podium, the second floor\u2019s key functions will include an imaging department as well as bridges to the Feinberg Pavilion and Shirley Ryan AbilityLab. The third floor will also have a bridge connection to Feinberg Pavilion for back of house traffic and the building\u2019s surgery department. The fourth floor will have shell space, oncology support, and a massive rooftop garden for patients, staff, and visitors to use.\u00a0<\/p>\n

The middle of the tower stack will have outpatient oncology clinics and the outpatient infusion department. A small 12th floor roof garden will also be accessible to staff and patients. The upper portion of the tower will have six floors of inpatient beds as well as an additional shell floor for future expansion.\u00a0<\/p>\n

With City Council approval secured, the existing Planned Development will be amended to incorporate this site and rezone the parcels from DR-10, DX-12, and PD1214 to a unified DX-12 within the amended PD 1214. A payment into the Neighborhood Opportunity Fund will allow the site\u2019s FAR to be increased from 12.0 to 18.4.\u00a0\u00a0<\/p>\n

With approvals secured, Northwestern Medicine plans to begin construction on the $1.3 billion project in Spring 2027 with completion planned for 2031. Site work to begin\u00a0demolishing the former VA hospital\u2019s basement<\/a> underground has already begun. Power Construction and joint venture partner UJAMAA Construction will lead the new construction.\u00a0<\/p>\n
