A former Bethlehem Steel<\/a> property in Morgantown<\/a>, Berks County<\/a> will soon become a logistics and manufacturing<\/a> center.\u00a0\n<\/p>\n

Panattoni Development<\/a> Company has officially broken ground on the first phase of Gateway Commerce Center<\/a> at I-76, launching construction on a 1.2-million-square-foot development that marks the beginning of a 5-million-square-foot, master-planned industrial campus.\u00a0\n<\/p>\n

Located on the former Bethlehem Steel Grace Mine site, Gateway Commerce Center will bring large-scale logistics and manufacturing in the region.\u00a0\u00a0<\/p>\n

The developer said it plans to deliver two Class A buildings; one totaling 925,260 square feet and the other 291,600 square feet; as part of the initial phase. \u00a0\n<\/p>\n

Construction is led by Brinkmann Constructors, with completion targeted for the fourth quarter of 2026. \u00a0The buildings will be jointly listed by KBC Advisors and Colliers.\u00a0\n<\/p>\n

The developer said the project benefits from direct access to I-76 and I-176, a 10-year LERTA tax incentive and no height restrictions, and abundant public utilities, key advantages for tenants seeking scale and speed to market in one of the nation\u2019s most competitive industrial corridors.
