{"id":3888,"date":"2025-10-16T11:15:06","date_gmt":"2025-10-16T11:15:06","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-pa\/3888\/"},"modified":"2025-10-16T11:15:06","modified_gmt":"2025-10-16T11:15:06","slug":"major-bethlehem-affordable-housing-project-to-open-2028","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-pa\/3888\/","title":{"rendered":"Major Bethlehem affordable housing project to open 2028"},"content":{"rendered":"<p>A major affordable housing development in South Side Bethlehem \u2014 the city\u2019s first in 10 years \u2014 will break ground next year after receiving $16 million in tax credits to push the project forward.<\/p>\n<p><a href=\"https:\/\/www.mcall.com\/2024\/04\/10\/affordable-housing-in-south-bethlehem-project\/\" rel=\"nofollow noopener\" target=\"_blank\">Called Gateway on Fourth, the project will bring 120 units at 1400-1441 E. Fourth St.<\/a><\/p>\n<p>At least two-thirds of the units will be designated as \u201caffordable\u201d for people who make 60% or less of the area median income, according to a news release. The project is a partnership between the city, Lehigh Valley Industrial Park, which bought and donated the land, and Pennrose developers, which specializes in subsidized affordable housing.<\/p>\n<p>The $16 million in tax credits, awarded by the Pennsylvania Housing Finance Agency, will help move forward \u201cphase one\u201d of the project, which will be a 44-unit mid-rise building at East Fourth and William streets, including a clinic run by Neighborhood Health Centers of the Lehigh Valley on the first floor; and a 16-unit townhome building along East Fifth.<\/p>\n<p>\u201cRecognizing we cannot solve our regional housing crisis alone, our administration has been laser focused on building innovative coalitions to bring more attainable and affordable homes into our community,\u201d said Bethlehem Mayor J. William Reynolds in a written statement. \u201cBethlehem\u2019s first tax credit award in more than a decade is something for our entire city to celebrate.\u201d<\/p>\n<p>Construction on the first phase will begin at the end of 2026, and wrap up in early 2028. The city expects to begin welcoming residents into units by the end of 2028.<\/p>\n<p><a href=\"https:\/\/www.mcall.com\/2024\/01\/25\/building-units-changing-zoning-revamping-neighborhoods-how-bethlehem-will-tackle-its-affordable-housing-crisis\/\" rel=\"nofollow noopener\" target=\"_blank\">The project will complement the city of Bethlehem\u2019s comprehensive affordable housing strategy, called \u201cOpening Doors.\u201d<\/a> Reynolds has called the city\u2019s lack of attainable housing a \u201ccrisis\u201d; between 2019 and 2023, the median home sale price nearly doubled from $182,000 to $302,000, and median monthly rent skyrocketed from $1,354 to $1,910, according to citywide data.<\/p>\n<p>Gateway on Fourth will begin to address that crisis, officials said. The homes will be rented to residents earning between 20% to 60% of area median income, which is between $14,040 to $42,120 for a one-person household and $20,040 to $60,120 for a four-person household. Rents will range from $279 for a one-bedroom apartment to up to $1,442 for a three-bedroom.<\/p>\n<p>\u201cLVIP is so proud to be partnering with Mayor Reynolds and his staff and Pennrose on this transformational housing initiative,\u201d said Kerry A.
