{"id":49993,"date":"2025-12-02T12:26:22","date_gmt":"2025-12-02T12:26:22","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-pa\/49993\/"},"modified":"2025-12-02T12:26:22","modified_gmt":"2025-12-02T12:26:22","slug":"nazareth-area-school-district-moves-to-condemn-calandras-cheese-property","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-pa\/49993\/","title":{"rendered":"Nazareth Area School District moves to condemn Calandra\u2019s Cheese property"},"content":{"rendered":"<p class=\"article__paragraph article__paragraph--left\" id=\"VUN7PNUMMFBZDD4EXRNZHEHHHI\">The Nazareth Area School Board voted Tuesday, Nov. 25, <a href=\"https:\/\/go.boarddocs.com\/pa\/naza\/Board.nsf\/files\/DNQREV6DB102\/$file\/NASD%20Resolution%20for%20Condemnation%20Calandra(3858600.1).doc%20(2).pdf\" target=\"_blank\" rel=\"noreferrer nofollow noopener\" title=\"https:\/\/go.boarddocs.com\/pa\/naza\/Board.nsf\/files\/DNQREV6DB102\/$file\/NASD%20Resolution%20for%20Condemnation%20Calandra(3858600.1).doc%20(2).pdf\">to condemn<\/a> the former Calandra\u2019s Cheese site to make way for athletic fields and for its administrative offices.<\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"3GTTV3NAXZDHTMROS2JR3X3X4I\">A developer has <a href=\"https:\/\/www.lehighvalleylive.com\/nazareth\/2025\/06\/former-calandras-cheese-site-targeted-for-154-new-apartments-in-nazareth-area.html\" target=\"_blank\" rel=\"noreferrer nofollow noopener\" title=\"https:\/\/www.lehighvalleylive.com\/nazareth\/2025\/06\/former-calandras-cheese-site-targeted-for-154-new-apartments-in-nazareth-area.html\">proposed 154 apartments<\/a> in five buildings on the site at East Lawn Road and Friedenstahl Avenue in Upper Nazareth Township.<\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"MLYYJSZYDNALRCRRQJTKZK5XAM\">The township zoning officer rejected the plan in April because there are too many apartments proposed for the 10-acre parcel, according to <a href=\"https:\/\/cms2.revize.com\/revize\/uppernazarethtwppa\/Document%20Center\/Agenda%20and%20Minutes\/Planning%20Commission\/Minutes\/July%2010%20Meeting.pdf?t=202509120900090&amp;t=202509120900090\" target=\"_blank\" rel=\"noreferrer nofollow noopener\" title=\"https:\/\/cms2.revize.com\/revize\/uppernazarethtwppa\/Document%20Center\/Agenda%20and%20Minutes\/Planning%20Commission\/Minutes\/July%2010%20Meeting.pdf?t=202509120900090&amp;t=202509120900090\">township meeting minutes<\/a>. <\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"35RQVI5VIRGXREKMY4G6UMYQTY\">Developer One More Properties LLC has <a href=\"https:\/\/uppernazarethtownship.org\/news_detail_T2_R79.php\" target=\"_blank\" rel=\"noreferrer nofollow noopener\" title=\"https:\/\/uppernazarethtownship.org\/news_detail_T2_R79.php\">appealed to the township zoning hearing board<\/a> looking for permission to put in the apartments or at least some guidance about how many apartments it might pursue.<\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"PIURMFAR5BDXNEC4DXDHWAY4OA\">The developer shares an address on Falmer Drive in Bethlehem Township with developer <a href=\"https:\/\/www.tuskeshomes.com\/\" target=\"_blank\" rel=\"noreferrer nofollow noopener\" title=\"https:\/\/www.tuskeshomes.com\/\">Tuskes Homes<\/a>. <a href=\"https:\/\/www.eastburngray.com\/\" target=\"_blank\" rel=\"noreferrer nofollow noopener\" title=\"https:\/\/www.eastburngray.com\/\">Attorneys<\/a> Michael Peters and Mark Eastburn have represented the developer at zoning hearings. Neither replied to an email seeking comment Friday. An email to Tuskes Homes was blocked by a spam filter.<\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"ISKU43GZXRHRHJM5H37QJSFMOQ\">The apartment plan was panned at an Upper Nazareth Township planning commission meeting in July. <a href=\"https:\/\/cms2.revize.com\/revize\/uppernazarethtwppa\/Document%20Center\/Agenda%20and%20Minutes\/Planning%20Commission\/Minutes\/July%2010%20Meeting.pdf?t=202509120900090&amp;t=202509120900090\" target=\"_blank\" rel=\"noreferrer nofollow noopener\" title=\"https:\/\/cms2.revize.com\/revize\/uppernazarethtwppa\/Document%20Center\/Agenda%20and%20Minutes\/Planning%20Commission\/Minutes\/July%2010%20Meeting.pdf?t=202509120900090&amp;t=202509120900090\">Residents raised questions<\/a> about traffic, sinkholes, the number of children that would head to already crowded public schools and the density of people moving into a small area.<\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"ALRTB4V7JNDMDARTJYOEZDYPPY\">\u201cThe density is staggering,\u201d township solicitor Gary Asteak said at the <a href=\"https:\/\/cms2.revize.com\/revize\/uppernazarethtwppa\/Document%20Center\/Agenda%20and%20Minutes\/Planning%20Commission\/Minutes\/July%2010%20Meeting.pdf?t=202509120900090&amp;t=202509120900090\" target=\"_blank\" rel=\"noreferrer nofollow noopener\" title=\"https:\/\/cms2.revize.com\/revize\/uppernazarethtwppa\/Document%20Center\/Agenda%20and%20Minutes\/Planning%20Commission\/Minutes\/July%2010%20Meeting.pdf?t=202509120900090&amp;t=202509120900090\">July 10 meeting<\/a>. The planning commission voted to table the proposal. The district will need the space to relocate its administrative offices and make more room in the high school. The property is adjacent to the middle school, which is adjacent to athletic fields shared by both the middle and high schools.<\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"FETF5SHTV5EPNPQMD5ER4IZPCE\"><a href=\"https:\/\/www.palegis.us\/statutes\/consolidated\/view-statute?iFrame=true&amp;txtType=HTM&amp;ttl=26&amp;div=0&amp;chpt=3\" target=\"_blank\" rel=\"noreferrer nofollow noopener\" title=\"https:\/\/www.palegis.us\/statutes\/consolidated\/view-statute?iFrame=true&amp;txtType=HTM&amp;ttl=26&amp;div=0&amp;chpt=3\">Under state law<\/a>, a government entity can condemn a property if the property is needed for an important public use. The landowner can fight the proceeding in court, although most of the time landlords accept the condemnation and negotiate over the value of the land.<\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"DGRV7RNOHBC4VJHSS332NQPBYM\">It\u2019s unclear how much the school district would pay to condemn the property. Typically, condemnation proceedings would include an appraisal to determine the property\u2019s fair market value. Like any civil lawsuit, the proceeding can last for many years.<\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"4W2EJ75GYVDFLA26N7PRDY3YKM\">The listed property owners in Northampton County online records are members of the Calandra family. They started their cheese business in 1949 but <a href=\"https:\/\/www.lehighvalleylive.com\/nazareth\/2020\/07\/family-behind-iconic-nazareth-cheese-business-closes-doors-unexpectedly.html\" target=\"_blank\" rel=\"noreferrer nofollow noopener\" title=\"https:\/\/www.lehighvalleylive.com\/nazareth\/2020\/07\/family-behind-iconic-nazareth-cheese-business-closes-doors-unexpectedly.html\">closed in 2020<\/a>.
