{"id":52232,"date":"2025-12-04T17:47:10","date_gmt":"2025-12-04T17:47:10","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-pa\/52232\/"},"modified":"2025-12-04T17:47:10","modified_gmt":"2025-12-04T17:47:10","slug":"its-a-no-easton-planners-deny-million-square-foot-wood-avenue-warehouse","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-pa\/52232\/","title":{"rendered":"It\u2019s a \u2018no.\u2019 Easton planners deny million-square-foot Wood Avenue warehouse."},"content":{"rendered":"<p class=\"article__paragraph article__paragraph--left\" id=\"SVY7YWIR55DNXKPIRWE66EQBNI\">After over a year and many hours of <a href=\"https:\/\/www.lehighvalleylive.com\/easton\/2025\/11\/wood-avenue-warehouse-opponents-plead-case-1-last-time-easton-planners-to-decide-next-month.html\" target=\"_blank\" rel=\"nofollow noopener\" title=\"https:\/\/www.lehighvalleylive.com\/easton\/2025\/11\/wood-avenue-warehouse-opponents-plead-case-1-last-time-easton-planners-to-decide-next-month.html\">discussion<\/a>, the Easton Planning Commission has said \u201cno\u201d to a million-square-foot warehouse on Wood Avenue.<\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"RQW7HAUZJ5A5VNHP5XJLKWABQI\">Following sighs of relief and applause, the commission received a standing ovation from nearly 50 residents on Wednesday for denying Scannell Properties\u2019 plan to build the warehouse at 1525 Wood Avenue.<\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"ZU3U54CIOVGOLJI3CKKHPA6WZI\">The project\u2019s footprint is 90% in Wilson Borough and 10% in Easton, so developers needed Easton\u2019s approval along with Wilson.<\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"CGPEERJV5RH4BC5MZPNMJVZP3Y\">The developers first presented to the Easton Planning Commission in <a href=\"https:\/\/www.lehighvalleylive.com\/easton\/2024\/09\/easton-planners-review-1m-square-foot-warehouse-plan-ahead-of-wilson-meeting-next-week.html\" target=\"_blank\" rel=\"nofollow noopener\" title=\"https:\/\/www.lehighvalleylive.com\/easton\/2024\/09\/easton-planners-review-1m-square-foot-warehouse-plan-ahead-of-wilson-meeting-next-week.html\">September 2024<\/a>, but the matter was tabled. <\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"J66KIUUNRJCGRJ6BLFNXAENYW4\">After months of delay, the application returned to the commission in May 2025, prompting the Stop the Wood Ave Warehouse Coalition to submit extensive environmental, traffic, noise and neighborhood-impact materials. <a href=\"https:\/\/www.lehighvalleylive.com\/news\/2025\/05\/they-do-not-care-about-us-why-this-coalition-is-resisting-warehouse-plans-in-wilson.html\" target=\"_blank\" rel=\"nofollow noopener\" title=\"https:\/\/www.lehighvalleylive.com\/news\/2025\/05\/they-do-not-care-about-us-why-this-coalition-is-resisting-warehouse-plans-in-wilson.html\">The coalition<\/a> was formed in the fall of 2024 and has banded together ever since to fight against the warehouse. <\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"YJCG5YUSNJCNPALMZ3XJCAYY5I\">The review later shifted to a courtroom-style proceeding, leading to multiple late-night sessions in which both sides presented and challenged expert witnesses. <\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"AAY2PPCHGFFKBGPDE64D3WOE5Y\">\u201cI\u2019m super elated that it was rejected here,\u201d Colleen O\u2019Neil, the coalition\u2019s leader, told Lehighvalleylive.com. \u201cIt\u2019s a beautiful thing to see how well the community came together and how much we all care for each other and where we live.\u201d <\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"XITOTOYSQBGMXK6ZQM5TQLRBZY\">She said the coalition is prepared to keep fighting against this warehouse and others. She hopes to collaborate and share strategies with other groups fighting similar battles against warehouses. <\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"YEEJEVCAXFHOHL7WR2EISBQ7C4\">Marc Kaplin, Scannell\u2019s attorney, declined comment. <\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"JP5J7OEPIBGMTJONTHQCWY5YOQ\">\u201cTo say that these proceedings have been thorough is an understatement,\u201d Commission Chair Ken Greene told the public. \u201cI want to thank those members of the public who have attended these meetings, regularly voiced their earnest thoughts and provided compelling evidence to confirm those thoughts, your participation is a key bedrock that makes our local government work at its best. Commissioner William Heilman was absent. Each member made their own lengthy speech citing their reasons for rejection. <\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"MBZEV2MHV5G2NH4BB47OVV427Q\">Several members referenced Kaplin\u2019s assertion that the application meets all the necessary requirements and must be approved for that reason. They disagreed with the latter. <\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"CUOBXYCAUFDIDI7EFZI4IWFENI\">\u201cJust because you can doesn\u2019t mean you should,\u201d Graziano said. \u201cAnd I think anyone who\u2019s lived here for any amount of time, whether short or long, knows a million-square-foot warehouse has no place whatsoever on this site.\u201d<\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"4CGNVKWEYRGDLGTBQWXJAVSRDY\">Wagner cited broad procedural deficiencies, pointing to missing required permits, incomplete environmental and geotechnical analyses, inconsistencies across the plans and noncompliance with several city regulations.<\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"BNPQ67JCHZH5BL5CWXCUO4EXXU\">Graziano also cited missing state and federal approvals, as well as an incomplete noise study. <\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"6CO6LVTT3VCF5CJEDXYLH5XFQ4\">Wagner added that the material submitted was disorganized, unclear and insufficient for approval.<\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"CO72Z4KGVBAZZGAT76G6SQOSOA\">While echoing the reasons of other commissioners, Etchison raised concerns about the building\u2019s scale and neighborhood fit. He also found the traffic study inadequate and said the application lacked transparency and alternatives that could reduce project intensity.<\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"C7JJIIFB7FAYZHIOUTBNDFYYVI\">\u201cThe applicant was provided extensive leeway in terms of due process and presenting their case. The applicant often refused to provide clear answers to questions posed by the planning commission members,\u201d Etchison said. <\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"W5IF4RSHU5FWRKHBDUGQ6CDWB4\">Greene highlighted missing special exceptions, incomplete zoning and subdivision requirements, and impact analyses that did not fully address roadway or fiscal effects on the city. <\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"P6KPFUTLO5APBEQJSNPREB6VSU\">He also cited mismatched documentation and traffic projections that underestimated truck volumes on narrow roads.<\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"JAQQA7KZJ5AFVCCBG5WDH5XYJ4\">Shipman\u2019s main concern was traffic and roadway access.
