Meanwhile, a property line dispute is ongoing."},"content":{"rendered":"<p class=\"article__paragraph article__paragraph--left\" id=\"CZXRXZAYVZECHN45DMEN7QSREE\">The Easton Planning Commission reviewed a proposal for a 6-story residential building, which developers say would add housing to fast-growing <a href=\"https:\/\/www.easton-pa.com\/\" target=\"_blank\" rel=\"nofollow noopener\" title=\"https:\/\/www.easton-pa.com\/\">Easton<\/a>. <\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"IV4W73JN6JDQNDFP2ZD6NHFFXE\">One resident alerted the commission that the building footprint arguably crosses into her property line. <\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"NVY55YIO6ZCHNAHQ4JVMAI7JCM\">The commission on <a href=\"https:\/\/www.youtube.com\/watch?v=QbjXyOMyyq0\" target=\"_blank\" rel=\"nofollow noopener\" title=\"https:\/\/www.youtube.com\/watch?v=QbjXyOMyyq0\">Wednesday<\/a> granted preliminary conditional approval for the mixed-use building at 509-511, 513-515 and 517-519 Northampton Street.<\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"SFDDN4TKOZHMHJUQVJPYLDTWHE\">The project still requires final approval from the Zoning Hearing Board, and one of the conditions set by the commission is that an ongoing property-line dispute must be resolved before any final sign-off. <\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"LVBIUJGHUVG4JAOCHX3473M2VY\">According to project engineer John Koutsouros of <a href=\"https:\/\/www.carrollengineering.com\/\" target=\"_blank\" rel=\"nofollow noopener\" title=\"https:\/\/www.carrollengineering.com\/\">Carroll Engineering<\/a>, the plan calls for a 75-foot-tall structure containing 50 residential units, including 45 one-bedroom apartments and five two-bedroom units. He said the building would also include roughly 790 square feet of commercial space on the ground floor and would sit on a combined lot area of about 10,990 square feet.<\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"UBBXTBDU2BA55ERN5MRHD5RQBM\">Koutsouros explained that the project includes 20 off-street parking spaces beneath the building, supplemented by 10 off-site spaces leased on Church Street. <\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"SZ4U4NSGGZDQNOSTKYKKVWUOPE\">He also told the commission that the plan includes relocating and planting street trees as required and that the application remains subject to engineering review, site-planning requirements and Historical Commission review. <\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"ZDLOJRMY2VCSDGGDAEQTP6FLPI\">During public comment, Bruna Dos Santos asserted that the building\u2019s footprint encroaches on a stone wall, patio and pergola that have long marked her yard. <\/p>\n<p><img fetchpriority=\"low\" loading=\"lazy\" decoding=\"async\" alt=\"Property-line dispute\" class=\"article__image-content\" src=\"https:\/\/www.newsbeep.com\/us-pa\/wp-content\/uploads\/2025\/12\/OWZNE4K5DNDTVPCBBJ25PU27VI.jpeg\"  \/>A resident argued that the footprint of a proposed residential building crosses into her property line. She showed that a portion of the building would cross into her outdoor patio. <\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"2JGM5HBWOREEXAUNPB3NCITBLA\">\u201cWe are currently in litigation for this matter, and are hoping that we can delay any decisions until litigation is done,\u201d Dos Santos said. \u201cThis [stone] wall has stood for over 40 years, has been the known, accepted property lines since then.\u201d<\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"CCUO4P3KSVGALC3VD47S7Z5KOU\">City Solicitor Jeremy Clark said the issue is outside the commission\u2019s jurisdiction, but they could add a condition to the approval that the litigation must be resolved. The plan was approved with this condition added.<\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"TGC5XMYUXFBHBKJ3FAHCJ64MQQ\">Other conditions identified during the meeting included verifying emergency vehicle access and coordinating design details related to neighboring windows and property features.<\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"U6RIFBSQGVAYFCED5ZJJHQQPB4\">Rent prices have not been finalized.
