Me, too \u2014 but I also live for the December look backs and predictions for the next year.<\/p>\n<p> Here are five big ways I think things are going to shift in 2026 and beyond: 1. Attrition <\/p>\n<p>Attrition \u2014 in other words, gradual decline \u2014 is everywhere you look these days. I\u2019m predicting slow but steady reduction will be the vibe in 2026. For example, this <a href=\"https:\/\/www.nytimes.com\/2025\/07\/24\/technology\/intel-layoffs-25000.html\" target=\"_blank\" rel=\"noopener nofollow\">recent New York Times piece<\/a> about Intel\u2019s shrinking workforce:<\/p>\n<p style=\"padding-left: 40px;\">Intel, the ailing semiconductor giant, said on Thursday that it expected its work force to shrink by more than 25,000 employees \u2026The chipmaker, which reported 108,900 employees at the end of last year, said it now expected layoffs, attrition and other actions to reduce its head count to 75,000 by the end of 2025.<\/p>\n<p>This happens to be about Intel, but it could be about 100 other companies.<\/p>\n<p>Attrition is also frequently how the war in Ukraine is being framed.<\/p>\n<p><a href=\"https:\/\/thephiladelphiacitizen.org\/wp-content\/uploads\/2025\/12\/trump_ATTRITION.jpeg\" rel=\"nofollow noopener\" target=\"_blank\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-95810\" alt=\"\" width=\"660\" height=\"170\"   src=\"https:\/\/www.newsbeep.com\/us-pa\/wp-content\/uploads\/2025\/12\/trump_ATTRITION.jpeg\"\/><\/a><\/p>\n<p>It\u2019s in the charts of housing prices.<\/p>\n<p><a href=\"https:\/\/thephiladelphiacitizen.org\/wp-content\/uploads\/2025\/12\/Graph_House_Sales.jpeg\" rel=\"nofollow noopener\" target=\"_blank\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-95817\" alt=\"\" width=\"660\" height=\"343\"   src=\"https:\/\/www.newsbeep.com\/us-pa\/wp-content\/uploads\/2025\/12\/Graph_House_Sales.jpeg\"\/><\/a><\/p>\n<p>It\u2019s the slow decline in weight of GLP-1 users. It\u2019s the reduction of college enrollment \u2014 and maybe American population overall. It\u2019s vaccine rates.<\/p>\n<p><a href=\"https:\/\/thephiladelphiacitizen.org\/wp-content\/uploads\/2025\/12\/DTAP_Graph.jpeg\" rel=\"nofollow noopener\" target=\"_blank\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-95818\" alt=\"\" width=\"660\" height=\"364\"   src=\"https:\/\/www.newsbeep.com\/us-pa\/wp-content\/uploads\/2025\/12\/DTAP_Graph.jpeg\"\/><\/a><\/p>\n<p>I don\u2019t anticipate a massive AI-private-capital-housing implosion next year. I expect a kind of pervasive sense of attrition.<\/p>\n<p> 2. 2026 will be the year of the renter <\/p>\n<p>More than 30 years since <a href=\"https:\/\/en.wikipedia.org\/wiki\/Jimmy_McMillan\" target=\"_blank\" rel=\"noopener nofollow\">Jimmy McMillan<\/a> founded the Rent is Too Damn High party and ran for mayor of New York, Zohran Mamdani successfully won an election on the rallying cry of freezing the rent.<\/p>\n<p><a href=\"https:\/\/thephiladelphiacitizen.org\/wp-content\/uploads\/2025\/12\/renter_sign.jpeg\" rel=\"nofollow noopener\" target=\"_blank\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-95811\" alt=\"\" width=\"660\" height=\"442\"   src=\"https:\/\/www.newsbeep.com\/us-pa\/wp-content\/uploads\/2025\/12\/renter_sign.jpeg\"\/><\/a><\/p>\n<p>Just last week <a href=\"https:\/\/laist.com\/news\/housing-homelessness\/los-angeles-city-rent-control-stabilization-vote-three-percent-increase-housing-landlord-tenant\" target=\"_blank\" rel=\"noopener nofollow\">Los Angeles reformed its rent control<\/a> for the first time in 40 years and is capping annual rent hikes at 4 percent.<\/p>\n<p><a href=\"https:\/\/thephiladelphiacitizen.org\/wp-content\/uploads\/2025\/12\/LA_Rent_Control.jpeg\" rel=\"nofollow noopener\" target=\"_blank\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-95814\" alt=\"\" width=\"660\" height=\"463\"   src=\"https:\/\/www.newsbeep.com\/us-pa\/wp-content\/uploads\/2025\/12\/LA_Rent_Control.jpeg\"\/><\/a><\/p>\n<p>As of today,<a href=\"https:\/\/www.inquirer.com\/real-estate\/housing\/application-fee-cap-philadelphia-renters-security-deposit-bill-20251201.html?query=landau\" target=\"_blank\" rel=\"noopener nofollow\"> new laws in Philadelphia go into effect<\/a> that allow renters to pay security deposits in installments and cap rental application fees at $50.<\/p>\n<p>If 2024 and 2025 were years when everyone focused on innovations in zoning and building codes, I think 2026 is going to be a huge year for policy innovations for renters. There\u2019s going to be a lot to argue over! Break out the popcorn!<\/p>\n<p>2026 might also offer an inflection point for YIMBYism. It can\u2019t be defined by a platform of just building more housing. Additionally, building more housing doesn\u2019t solve how we help renters to build wealth outside homeownership. It\u2019s critical to think about that side of the issue, given how many people are locked out of homeownership.<\/p>\n<p> 3. Old (places) will get a glow up <\/p>\n<p>There was a fascinating housing tidbit recently. New homes are now cheaper than old ones.<\/p>\n<p><a href=\"https:\/\/thephiladelphiacitizen.org\/wp-content\/uploads\/2025\/12\/New_Homes_Old_Homes_GRAPH.jpeg\" rel=\"nofollow noopener\" target=\"_blank\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-95813\" alt=\"\" width=\"660\" height=\"533\"   src=\"https:\/\/www.newsbeep.com\/us-pa\/wp-content\/uploads\/2025\/12\/New_Homes_Old_Homes_GRAPH.jpeg\"\/><\/a><\/p>\n<p>Why is this happening? According to <a href=\"https:\/\/www.realtor.com\/news\/trends\/new-home-price-cheaper-existing-data\/\" target=\"_blank\" rel=\"noopener nofollow\">a good piece on Realtor.com:<\/a><\/p>\n<p style=\"padding-left: 40px;\">Builders are more motivated sellers. Most sellers of existing homes have an inventory of one, while builders have hundreds or even thousands of homes to sell \u2026 Weak buyer demand this summer has builders scrambling to move inventory, and they\u2019re pricing more aggressively as a result.<\/p>\n<p>But it could also be that old places and old homes have been really undervalued for a long time.<\/p>\n<p><a href=\"https:\/\/www.redfin.com\/news\/housing-market-predictions-2026\/\" target=\"_blank\" rel=\"noopener nofollow\">Redfin <\/a>and<a href=\"https:\/\/www.fastcompany.com\/91447365\/housing-market-zillow-home-price-forecast-2026-just-revised-for-400-markets-2\" target=\"_blank\" rel=\"noopener nofollow\"> Zillow<\/a> are all predicting that the hottest markets in 2026 will be places like St. Louis and Cleveland, as well as some of the oldest states Connecticut and New Hampshire.<\/p>\n<p>The big 250th will be celebrated in old cities like Philly, Boston and Charleston. 2026 is going to be a year when America revels in what\u2019s old.<\/p>\n<p> 4. A business case for presence <\/p>\n<p><a href=\"https:\/\/thephiladelphiacitizen.org\/wp-content\/uploads\/2025\/12\/phone.jpeg\" rel=\"nofollow noopener\" target=\"_blank\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-95812\" alt=\"\" width=\"440\" height=\"440\"   src=\"https:\/\/www.newsbeep.com\/us-pa\/wp-content\/uploads\/2025\/12\/phone.jpeg\"\/><\/a><\/p>\n<p>I bought a dumb VPN internet enabled land line for my kids so they could talk on the phone with their friends like their parents did. The kids never use it and I wonder how I ended up spending $90 on this phone. Is this nostalgia? Is this an analog fetish? I think it\u2019s about presence \u2014 the sensorial experience of the phone and of hearing a person\u2019s voice rather than texting.<\/p>\n<p>Increasingly there\u2019s awareness that analog, nostalgia, and presence are not just cute, but indicators of a viable market. The PG movies that have been killing it at the box office are just one example \u2014 people could just stream these movies but families want to go for the whole experience of popcorn, Twizzlers, revisiting their own childhood memories of movies.<\/p>\n<p><a href=\"https:\/\/thephiladelphiacitizen.org\/wp-content\/uploads\/2025\/12\/headline_hollywood_PG_movies.jpeg\" rel=\"nofollow noopener\" target=\"_blank\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-95815\" alt=\"\" width=\"660\" height=\"133\"   src=\"https:\/\/www.newsbeep.com\/us-pa\/wp-content\/uploads\/2025\/12\/headline_hollywood_PG_movies.jpeg\"\/><\/a><\/p>\n<p>The same could be said of the booming market for used clothing. Why buy boring same-y, internet clothes when you could buy something that feels like it has a story and adds to the experiential quality of both buying clothes and creating a look?<\/p>\n<p>After years of companies monetizing the elimination of presence in everything from self check-out to DoorDash, perhaps there will be a business case to bring presence back?<\/p>\n<p> 5. The great wealth transfer will have implications <\/p>\n<p>I just read about Michael Dell <a href=\"https:\/\/apnews.com\/article\/michael-dell-susan-trump-accounts-stock-market-poverty-inequality-7e2615d50a3fc0563109ed0eeb4c41e1\" target=\"_blank\" rel=\"noopener nofollow\">giving away <\/a>$250 to all kids under 11 years old who live in areas where the median household income is less than $150,000. This is big news, but it seems like every single day there\u2019s a piece about the Great Wealth Transfer (GWT). Not from mega billionaires, but from regular Baby Boomers to younger generations.<\/p>\n<p><a href=\"https:\/\/thephiladelphiacitizen.org\/wp-content\/uploads\/2025\/12\/great_wealth_transfer.jpeg\" rel=\"nofollow noopener\" target=\"_blank\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-95816\" alt=\"\" width=\"440\" height=\"440\"   src=\"https:\/\/www.newsbeep.com\/us-pa\/wp-content\/uploads\/2025\/12\/great_wealth_transfer.jpeg\"\/><\/a><\/p>\n<p>Trillions of dollars are going to be passed down as Baby Boomers can\u2019t take all their wealth with them! It will be fascinating to see how the GWT plays out \u2014 and as Dell\u2019s example shows, there\u2019s potential policy implications. Indeed, if the great fortunes of 2026 are likely not to be made from new jobs and businesses (that produce income and capital gains taxes), but inherited, how should communities rethink their revenue streams?<\/p>\n<p>Diana Lind is a writer and urban policy specialist.
