Stacker<\/a>, using data from Zillow, compiled a list of the cities with the most expensive homes in Pennsylvania based on the Zillow Home Values Index for all homes as of November 2025. The result is a snapshot of a housing market where the Philadelphia suburbs dominate the top tier \u2014 and where Chester County shows up again and again.<\/p>\n In Chester County, the list\u2019s lower end still reflects prices that would be considered high in much of the state. Downingtown ranked No. 30 with a typical home value of $568,548, followed closely by Exton at No. 26 ($592,054). Avondale (No. 25, $596,856), Paoli (No. 24, $603,305), and Kennett Square (No. 23, $605,134) all landed in the next cluster, keeping Chester County firmly in the statewide top 30.<\/p>\n West Chester, the county seat and one of the region\u2019s most competitive markets, ranked No. 20 with a typical home value of $633,276. Glenmoore came in at No. 18 ($654,149), while Glen Mills ranked No. 15 ($672,542), reflecting the premium buyers pay for space, schools, and proximity to major employment centers.<\/p>\n The highest-ranked Chester County entries push far beyond the \u201cexpensive\u201d label and into the stratosphere. Chester Springs ranked No. 9 at $736,571, Malvern placed No. 7 at $771,551, Berwyn climbed to No. 3 at $919,027, and Devon followed at No. 2 with $949,169.<\/p>\n Stacker\u2019s analysis also shows how lopsided the geography of high-priced housing has become: 29 of the top 30 communities were in the Philadelphia-Camden-Wilmington metro area, with only Edgeworth, near Pittsburgh, breaking the southeastern Pennsylvania sweep.
