PALMER TWP., Pa. – A long-simmering proposal for a senior living facility is back before Palmer Township’s planning officials. And it looks a little different than its previous version.\u00a0<\/p>\n

The latest plans for the property at 3601 Corriere Road call for a five-story (65-foot high), 100-unit senior housing building with a parking lot.<\/p>\n

The 4.3-acre property near Van Buren Road is currently undeveloped open space. To the west of the parcel is HNL Lab Medicine and LVHN’s Health Center at Palmer Township. North of the site is the Palmer View apartment complex.<\/p>\n

The property’s owner, Joseph I Limited Partnership, is seeking a zoning change for the parcel to Planned Office\/Business (PO\/B). The land is currently zoned High Density Residential (HDR), where a group care facility would not be permitted.\u00a0<\/p>\n

The Palmer Township Planning Commission reviewed the proposal earlier this month and made a favorable recommendation for the zoning change. Next, the Board of Supervisors will consider that recommendation, which will likely happen sometime in February, Palmer Planning Director Craig Beavers told 69 News.<\/p>\n

The facility would be akin to assisted living, not a nursing home, Beavers said.<\/p>\n

The owner previously sought to put up\u00a0a six-story, 130-unit senior housing building on the site. The township’s Planning Commission reviewed those plans in November 2024.\u00a0<\/p>\n

In 2022, the Palmer Township Board of Supervisors granted Preliminary\/Final Land Development approval for a similar project. Then, the following year, supervisors voted to declare the project void for failure to meet the conditions of the approval letter.<\/p>\n
