The Pflugerville and Hutto housing market saw a year-over-year increase in home sales in December, according to data by Unlock MLS.

Pflugerville home sales rose by almost 18% during the month of December, compared to December 2024, while Hutto sales increased by nearly 90%, according to the data.

“December 2025 numbers confirmed that shift,” O’Grady said. “Homes sold at more realistic prices, inventory leveled out and buyers stayed active with more than 2,500 closed home sales—an increase compared to December 2024—even if they were moving more deliberately.”

Across the Austin-Round Rock-San Marcos MSA, the median price of homes sold in 2025 landed at $435,000.

Looking at just Travis County, the median prices for the year reached $508,000, which was just 0.5% more than in 2024. In Williamson County, the median sales price was $417,000, which was 2.8% less than in 2024.

Across all of these areas, the number of homes sold declined in 2025, compared to 2024.
