H-E-B is making some moves in Garland, though its intentions there aren’t yet entirely clear.
The popular Texas grocer has acquired property in a southern part of the city in a retail hub — and it recently signaled it’s going to do some demo work on a site in an older strip mall, documents with the county and state show.
Still, H-E-B doesn’t have any details to share at this time, Mabrie Jackson, managing director, public affairs for H-E-B/Central Market, said in a statement this week.
The company has been ramping up investments in North Texas with new stores, including its namesake and Joe V’s Smart Shop, as it challenges longtime players such as Walmart and Kroger. H-E-B — which began a big push into North Texas with a store in Frisco in 2022 — plans to open its latest store next week in Forney.

H-E-B acquired property in May 2025 near the intersection of Centerville and 635 in a retail area, according to a filing with Dallas County. It also had owned property in the shopping area, according to the Dallas Central Appraisal District.
The San Antonio-based grocer has been snatching up property for years around North Texas, though it’s not certain when those sites can be turned into a new retail site.
Still, the company is set to begin demo work at the Garland retail area on Centerville Road, according to recent filings with the Texas Department of Licensing and Regulation. The work is set to begin this year, documents show. Details in TDLR filings are preliminary and subject to change without notice.
The size of the property at a Centerville address covers about 40,000 square feet. It’s apparently at a retail site that been without a traditional retail operation, according to Google Maps. It sits among other retail establishments, including a McDonald’s, Dallas Harley-Davidson and WinCo Foods.
In addition to an H-E-B, other options for the site could include a Joe V’s Smart Shop, which offers items targeted to more price-conscious shoppers in a smaller format. The site is about a 10-minute drive from an existing Joe V’s in eastern Dallas. Another Joe V’s is in Irving, which opened last year after the renovation of a building near 183.
