Construction appears to be stalled at Serritella, the Italian steakhouse, market and speakeasy expected to open on Skillman Street in East Dallas’ Lakewood area. Co-owner Jason Gorsuch insists the project will continue, with a delayed opening date.
“We’re moving forward, absolutely,” Gorsuch said. “We’ve had some hurdles to clear.”
Serritella is now projected to open in the first quarter of 2026, Gorsuch said. The original opening date was spring 2025.
The restaurant is under construction in a large, 16,000-square-foot plot. Neighbors might remember 1904 Skillman St. as Matt’s Rancho Martinez, the Tex-Mex restaurant that was open for nearly 35 years. Gorsuch’s team, Lakewood Hospitality Group, also took over 6115 La Vista Drive, the former Chip’s Old Fashioned Hamburgers. It was open for 10 years.

The plan is to open a 250-seat Italian steakhouse, Serritella, named after Gorsuch’s grandmother.
Also, the space will have an Italian market where customers can buy house-made bread, pasta, steaks, wine and more. Gorsuch says it’ll be like “Eatzi’s meets Jimmy’s,” a nod to two Dallas-born markets.
Both the restaurant and the market will use Akaushi Wagyu beef from Gorsuch’s Brigade Meat Co., he said.
A hidden bar called Cosa is expected to open near the back of the property. Lakewood Hospitality Group plans to sell private memberships to Cosa, then open it on certain evenings to the public.
Gorsuch told The Dallas Morning News he’s aware neighbors and passersby have questions about the stalled project. The building needed more work than his team anticipated, Gorsuch said.
Recent upgrades have included work on the roof, plumbing and air-conditioning, according to city documents.
“If there’s a curveball to throw at us, we’ve gotten it,” Gorsuch said.
The team is looking to hire a general manager, beverage director and executive chef.
Skillman Live Oak shopping center has been owned by Asana Partners since 2024, according to the Dallas Business Journal. The company is an investor in properties in Deep Ellum and Victory Park and is based in North Carolina.
Serritella Prime Italian Steakhouse, Serritella Market and speakeasy Cosa are expected to open at 1904 Skillman St., Dallas. The projected opening date is now set for early 2026.
