A Houston-area neighborhood is dealing with an unexpected cost that has realtors sounding the alarm.
HARRIS COUNTY, Texas — A recent story about Cypress residents paying tolls to access their own neighborhood has sparked widespread conversation about what homebuyers should know before purchasing a home, prompting real estate experts to urge potential buyers to do their homework.
The issue first came to light when residents of a Cypress neighborhood revealed they were forced to pay tolls every time they entered or left their community. Some residents reported spending more than $100 a month on tolls just to access their homes.
“Every time I look at my bank statement, there’s $20, and here’s another $20,” said Dennis Basaldua, a resident affected by the toll situation.
The story gained traction on social media, including a TikTok video that asked viewers to imagine paying a toll every time they left their house. Comments poured in on KHOU 11’s Facebook post about the story, highlighting widespread concern about the issue.
The developer has since announced that an alternative route is under construction and expected to open this spring, offering relief to current residents.
However, the situation has raised important questions for prospective homebuyers about what they should be asking before making a purchase. Realtor Laura Cardiel of the Franklin team said many people were unaware such situations could occur.
“There were a lot of people who were not aware of the situation at all,” Cardiel said.
After the story aired, Cardiel felt compelled to share it with others.
“When I first saw the story, I wasn’t surprised. I was glad that it was something that was addressed because I’ve had clients that have looked at new construction homes, and there’s conversations that I’ve had with them before,” she said.
Cardiel recommends that homebuyers ask specific questions about neighborhood access.
“They should be asking about any access points to the neighborhood and how you get into and out of the neighborhood. Where is the nearest freeway? But it’s also not just about the questions that you’re asking, but going to the location and seeing what that’s really like at different times of day,” she said.
This advice is particularly crucial for buyers considering homes in areas still under development. Cardiel suggests buyers and their realtors should engage directly with developers about future plans.
“Developers are usually really open about the plans that they have in the areas and what they’re planning on doing. So asking questions, having your realtor ask questions to the developers, you know, what is a timeline where some of those access points going to be constructed? Then as a buyer, you know, okay, so it’s going to be three years before we add on these roads here and there. Can we live with that?” she said.
For future homebuyers, experts emphasize the importance of thorough research before signing any documents.
“You’re not just purchasing a home, you’re purchasing a lifestyle,” Cardiel said.
