The Hutto and Pflugerville housing market saw a year-over-year increase in home sales in January, according to data provided by Unlock MLS.

Overview

The number of homes sold in Hutto rose by around 96% in January, compared to January 2025, while Pflugerville saw a slight uptick with a 4.5% increase.

However, while Hutto’s and Pflugerville’s home sales rose, the Austin metro’s declined. In January, 1,566 homes were sold in the metro—a decline of 14.8% compared to last year.

“Deals are still happening across Central Texas, but they’re taking more time and strategy to get across the finish line,” John Crowe, 2026 Unlock MLS and Austin Board of Realtors president, said in a news release. “Negotiations are more nuanced and pricing decisions matter more than they did in recent years.”

Diving deeper

In Hutto, the highest number of homes sold, 36, fell within the $300,000-$499,999 range, although the market did see 19 homes sell for under $300,000. Similarly, Pflugerville’s most popular price range was $300,000-$499,999, with 53 sales, while an additional homes sold for less than $300,000.

Combining the two markets, prices per square foot also dropped—from $196 to 181—and the total volume sold reached $48.9 million.
