TEXAS — Existing-home sales fell 8.4% in January 2026. Month-over-month and year-over-year sales decreased in all regions, according to a report from the National Association of REALTORS®. One economist with the association described the decrease as disappointing.
Vika O’Grady, a market research adviser for the Austin Board of Realtors, said some sellers are adjusting prices or making concessions to have their homes sold. It’s a trend that is also being seen in other major cities like Dallas, San Antonio and Houston, where sellers are still holding on to a higher price.
“Those sellers who maybe are reaching a little bit higher and anticipating or thinking about what the market might have than it was back in the day, they may be sitting a little bit longer,” said O’Grady.
According to market research from the Austin Board of Realtors, January 2026 data show pending sales in the Austin market are up 10%. Some experts said that could be a sign things are shifting going into the spring, but it’s too early to tell.
“We’ve been a little bit below pace. But what we’re seeing… is increasing shopper traffic and the pending sales numbers really pop. And so we have to keep in mind that we’re also at the beginning of the spring selling season,” said O’Grady.
