Round Rock saw a year-over-year decline in home sales in January, according to data provided by Unlock MLS, while the median price of homes fluctuated throughout the area.

Home sales declined in three of four ZIP codes in January, compared to January 2025.
In those three ZIP code areas, where the average number of days homes spent on the market increased, the median price of homes also declined, according to the data. Across the market, the price per square foot dropped from $212 to $202.
Throughout the Austin-Round Rock-San Marcos Metropolitan Statistical Area, the number of residential home sales was 14.8% less than January 2025, while prices also dropped by 2.3%.

“Deals are still happening across Central Texas, but they’re taking more time and strategy to get across the finish line,” said John Crowe, 2026 Unlock MLS and Austin Board of Realtors president. “Negotiations are more nuanced and pricing decisions matter more than they did in recent years.”
