Developers plan $25 million mixed-use project at former Houston’s restaurant site

  • February 19, 2026

MEMPHIS, Tenn. (WMC) – Gill Properties and Horn Ventures have announced plans to redevelop the former Houston’s property at 4990 and 5000 Poplar Avenue into a Class A mixed-use destination in East Memphis.

The project will involve demolition of existing structures to make way for a two-story, approximately 50,000-square-foot building featuring roughly 25,000 square feet of office space and 25,000 square feet of retail space. The development will also include a 6,300-square-foot, 170-seat restaurant called “The Tradition.”

Brown Gill of Gill Properties and Darrell Horn of Horn Ventures are leading the development. Demolition is already underway on the Houston’s restaurant, with the project estimated to open in late 2027.

“This is not a short-term project for us,” said Brown Gill, VP of Development at Gill Properties. “We are building this as a legacy investment — a true Class A development from start to finish.”

The project will include approximately 60 underground parking spaces and more than 130 surface spaces. The development team includes architect Victor Buchholz and Jason Weeks of LRK, civil engineers Taylor Webb and Morgan Falls of Rockfield Engineering, and landscape architect Mark Levy.

Leasing will be handled by Brown Gill and Emily Vanasek of Gill Properties.
