Unko Maui’s Burgers took over the former home of Deco Pizzeria in San Antonio’s Deco District in 2025. Less than a year after opening, the restaurant is now in a difficult position with its landlord.
BIODEC, LLC, the property’s landlord, issued a lockout notice to Unko Maui’s, which allegedly defaulted on its lease, according to the document posted on the door, which was shared on social media. It is unclear when it was issued and taped to the door, as the paper does not include a date. TIG Real Estate Services, an Austin-based commercial real estate firm, manages the property and was named on the notice.
“Notice is hereby given to tenant that, as a result of the occurrence of event of default on the part of tenant under tenant’s lease with respect to the within premises located at 1815 Fredericksburg Road,” the lockout notice reads.

MySA contacted the owner of Unko Maui, who goes by Maui Mike, to request a comment on the lockout, but he declined to provide a statement. We also contacted TIG Real Estate Services to ask for a comment and left a message with the company. We will update this story if and when we hear back from property management.
Unko Maui’s Burgers is an extension of Maui’s on Main, a popular Hawaiian restaurant on Main Avenue that opened in 2024. It is unclear if Unko Maui’s will remain closed permanently or if there is a chance for the restaurant to reopen. For now, the restaurant is listed as temporarily closed on Google.
