A new medical office park serving Georgetown residents is under construction and expected to be ready for tenants in 2027.

Ascalon Medical Office Park will be a three-story medical office building located at 4829 Williams Drive, less than a mile from Sun City.

The site includes 45,000 square feet of medical office space available to rent for practices such as surgical sites, ambulatory clinics, MRI labs and emergency care, Lone Star PR & Marketing representative Jason Meeker said in an email.

Because commercial properties near Sun City only allow specific medical affiliates, there is a lack of independent practices in the area, Meeker said. As one of the last sites on Williams Drive zoned for office use, Ascalon will allow independent practices to rent space.

There will be approximately 114 parking spaces available.

Cerus Development broke ground on the facility in February, and the shell space will be complete later this year. Ascalon Medical Office Park will be ready for tenants to move in by 2027.

The developer has worked on other projects in Georgetown, including Heritage Court and Lofts on Rock.

Transwestern will lease the office space.
