(EL PASO COUNTY, Colo.) — In a new report, the Pikes Peak Housing Network said the median home price in El Paso County decreased in 2025.

While that news may come as a relief to frustrated home shoppers, the report didn’t contain all good news. Colorado Springs is experiencing a mixed housing market with both challenges and opportunities.

The average monthly mortgage cost for a homeowner currently is just under $3,500. Data also shows that the majority of existing home sales in 2025 occurred in the $300-600,000 price ranges.

The report also showed there is a mismatch between the homes being built and the ones that people can afford. In 2024, 18% of homes were priced at below $450,000. In 2025, the percentage rose to 29%–meaning 11% more homes built were lower priced.

“We’re seeing extreme need and not nearly enough housing units for those making 50% or less of area median income or for those first time homebuyers that earn 120 and a percent of area median income or above,” said Lee Patke, Executive Director of Greccio Housing.

The current number of housing units in El Paso County is just over 317,000, but there is a housing deficit of more than 13,000 units.
