RNR Real Estate Briefs – (Realty News Report) – HOUSTON – Titan Subsea leased 31,600 SF of industrial space at 6815 Signat Drive. Darren O’Conor of Partners Real Estate represented the tenant.

“This strategic lease provides Titan with the specialized space needed to support their innovative work in subsea pipeline connector solutions for the offshore energy sector,” O’Conor said. “Houston’s industrial market continues to offer strong opportunities for growth-oriented companies like Titan, and we’re proud to have facilitated this important expansion.”

CYPRESS, Texas – Prologis announced a full-building lease with Enchanted Rock at its Legacy Point development off Highway 290 in Cypress. The facility marks the first delivery within the 350-acre master-planned park, which is expected to support more than 5 million SF of industrial development. Enchanted Rock leased a 407,302-SF building to establish a dedicated assembly, production, and testing hub for its natural gas generators. The building at 18501 Mound Road features a cross-dock layout, 36-foot clear heights, abundant car and trailer parking, and sustainability elements, including a solar-ready roof.  Robert Alinger and Wes Williams of Colliers represented Prologis. Legacy Point is estimated to bring over 2,000 jobs to the community at full build out.

HOUSTON – Constellation Industries signed a 146,442-SF lease at 12800 Aldine Westfield Road in North Houston. The new facility will more than double Constellation’s existing manufacturing capacity and is expected to create 120 full-time jobs. Jordan Raney and Jarret Venghaus of JLL represented the tenant.

HOUSTON – Transwestern announces three office lease transactions totaling 122,616 SF at Sam Houston Crossing II, a 159,056-SF office building at 10344 Sam Houston Park Drive in northwest Houston. Forum Energy Technologies, represented by Jeff Cairns of JLL and Bill Boyer of CBRE, signed an 81,138-SF lease extension. John Moore, LLC, a Houston-based home services provider, leased 16,234 SF. Charles Dorfman of Cresa (formerly Cushman & Wakefield) represented John Moore. RPT Alliance, an oil and gas services company represented by JLL, leased 25,244 SF, including an 11,847-SF expansion. Louann Pereira and Doug Little represented Newport Beach, Calif.-based real estate investment manager Buchanan Street Partners.

HOUSTON – Marcus & Millichap announced the sale of Huntwick Village, a 20-suite, 61,982-SF retail center at FM 1960 Road West and Wunderlich Drive in Houston. Scott Abeel and Philip Levy of Marcus & Millichap’s Dallas office represented the seller, a Houston-based private owner, and procured the buyer, a Houston-based private equity firm. Tenants include Krazy Seafood, Jinya Ramen Bar, Jawhealth Dental, Sena Pharmacy, and Los Reyes Mexican Restaurant.

HOUSTON – Knightvest Capital announced the acquisition of the 316-unit Gables Post Oak apartment mid-rise at 1875 Post Oak Park Drive in Houston. Knightvest plans improvements to the leasing center, fitness center, resident lounges, and the majority of the unit interiors. The community was renamed Hollings Post Oak.

HOUSTON – Colliers announce the sale of a 51,150-SF industrial flex property at 9191 Gulf Freeway in Houston. David L. Carter and Jeff Peltier of Colliers represented the seller, while Chase Spence and Jordan Trout of Colliers represented the buyer.

HOUSTON – Audio Visual Resource Group leased 10,100 SF at 9009 Pinehill Lane. Oxford Partners’ Nathan Buckhoff represented the tenant. Jude Fillipone of Transwestern represented the landlord.

HOUSTON – 3C Metal USA leased 21,806 SF at 13719 FM 529. Chase McAteer of. Oxford Partners represented the tenant. Barrett Gibson and David McMahon of Colliers represented the landlord, AKD Properties.

LEAGUE CITY, Texas – Prime IV Hydration & Wellness leased 1,751 SF in Marketplace at Ninety-Six, at the intersection of West League City Parkway and Hobbs Road, League City, from NewQuest. Leni Sandoval of NewQuest represented the landlord. Richard Buxbaum of Radius Realty Advisors represented the tenant.

MISSOURI CITY, Texas – Style City Beauty Bar leased 1,657 SF in Fort Bend Town Center Phase I, at Texas 6 and Fort Bend Parkway, Missouri City, from NewQuest. Lara Lee LaMendola of NewQuest represented the landlord. Anthony Atuchi of ABL Real Estate Services represented the tenant.

WAXAHACHIE, Texas – Minto Communities USA closed on a 3,170‑acre property in Waxahachie, Texas, for the development of a 13,270‑home master planned community. The property will feature two residential districts – an active adult neighborhood and a traditional community – supported by 140 acres of mixed‑use development. Plans include 750 multifamily units and 1.2 million SF of retail and commercial space. Located about 30 miles south of Dallas, the land is west of Interstate 35E, south of FM 875, north of FM 1446, and east of Lone Elm Road. Development is expected to begin in late 2026.

NORTHLAKE, Texas – MP Materials Corp. has selected a 120-acre site in Northlake, Texas, for a new rare earth magnet manufacturing campus called “10X.” The site to be acquired from Hillwood is within the AllianceTexas development and was selected following a national site evaluation process led by CBRE. The $1.25 billion investment will create over 1,500 jobs and significantly expand domestic manufacturing capacity. The State of Texas, Denton County, and the City of Northlake approved a comprehensive incentive package totaling $200 million over more than a decade, including grants, abatements and exemptions for the project. The new campus is less than 10 miles from MP’s existing Independence facility in Fort Worth.

DALLAS – The law firm of Walters, Baildo & Crain has expanded its regional office by 5,590 SF to 44,021 SF at Meadow Park Tower at 10440 N. Central Expressway in Dallas. The landlord, Bradford MPT Partners LLC, is affiliated with Bradford Commercial Real Estate Services, which leases, manages and also has headquarters in the building. Scott Hage of JLL represented WBC in the long-term negotiations.

MCKINNEY, Texas – Weitzman joined Kroger for the groundbreaking of the Kroger Marketplace-anchored Custer Frontier Marketplace in McKinney. The 170,000-SF center will have a 99,000-SF Kroger Marketplace, a Kroger fuel station, and 54,000 SF of small-shop and freestanding retail space. The center is located at the southeast corner of Custer Road and Frontier Parkway. David Palmer of Weitzman is managing the development of Custer Frontier Marketplace. PLANO, Texas – A local 1031 Exchange buyer acquired the 24,830-SF Quality Collision Group property in Plano. Hudson Lambert of Summit RE represented the seller, the local original developer.

BURLESON, Texas – Summit RE, a commercial real estate firm with offices in Dallas, Houston, and Orange County, announced the sale of Shops at Burleson in Burleson, Texas. The 100% occupied, 8,014-SF retail center is located on SW Wilshire Blvd. Hudson Lambert of Summit RE represented the seller, a Dallas developer. The buyer was local.

IRVING, Texas – Allied Research Affiliates has renewed 12,500 SF of flex space in Royal Jetstar Tech Center, 4040 W. Royal Lane, Irving. Kyle Espie of Bradford Commercial Real Estate Services represented the landlord, PRE DFW Airport LLC. Ryan Buchanan of CBRE represented the tenant.

DALLAS – JLL today announced 15 deals totaling 53,296 SF at the Dominion Plaza office complex on Preston Road in Far North Dallas. Among the newest tenants onsite are law firms Liechty, McGinnis, Berryman & Bowen, and Black, Mann & Graham as well as CMH Advisors, a tax advisory and accounting firm. Additionally, AtkinsRéalis renewed its space and Royal Electric expanded its footprint. Other deals were by Spire Agency, Brandstetter Carroll, MIECO, The Law Office of Kristin R. Brown, Spanish Schoolhouse, Airport Design Consultants, FDK America, Citivas Engineering Group, AIAI Holdings Corp. (Ai²), and McCalla Financial Services. Trevor Franke and Hudson Neuhoff of JLL represented the landlord. Additionally, the recently refinanced tower delivered six new move-in ready suites.

WINSTON-SALEM, N.C. – Crescent Communities, in a joint venture with an account managed by Heitman LLC announced the land close on 21 acres for Harmon Clemmons, a 154-unit build-to-rent community in the Winston-Salem suburb of Clemmons. The community will offer private yards, attached garages, and amenities like a pool and green space. The site is near the intersection of Lewisville-Clemmons Road and I-40. Other partners include Hagen Engineering as the civil engineer, LandDesign as the landscape architect, Vinyet as the townhome architect, Cooper Carry as the clubhouse architect, and Trio as the interior designer.

TULSA – Sword Industrial Partners has acquired Braniff Park West, a two-building, 21.7-acre infill warehouse/distribution park totaling 261,692 SF at 10568-10590 East Pine Street in northeast Tulsa, Okla., for $20 million. It is 89% leased to industrial and logistics tenants such as HSM Transportation, Forward Air, and Ramsey Industries. Sword Industrial Partners, with nearly $100 million in assets, was formed by MAG Capital Partners in 2025. Troy Gudgel and Terry Payne of CBRE advised the seller, a private local partnership.

ATLANTA – JLL announced new retail leases at The Collection at Forsyth, a mixed-use lifestyle center at Georgia 400 and Peachtree Parkway in Cumming, Ga. The deals include: The Cheesecake Factory, Kimley-Horn (16,500 SF), Berkshire Hathaway HomeServices Georgia Properties (4,002 SF), and Warby Parker (1,200 SF). Sherri Wilson of JLL leads leasing efforts on behalf of the owner, CTO Realty Growth Inc.

SAO PAULO – Santander Brasil will relocate its corporate headquarters in the second half of 2028 to the Campus JK, a development under construction by New York-based GTIS Partners. Campus JK is a large-scale office development that spans an entire city block on Avenida Presidente Juscelino Kubitschek in São Paulo. Designed as an open urban campus, the development integrates three interconnected office towers with horizontal architecture, expansive open spaces and collaborative areas intended to foster innovation, employee well-being and interaction. The project includes six office floors, four parking levels and a private rooftop dedicated to social and outdoor workspace areas.

HOUSTON – Chesmar Homes has introduced a new collection of floor plans in Johnson Development’s Jubilee community that brings the community’s starting price point to below $300,000 and furthers Jubilee’s appeal to first-time home buyers. Chesmar Homes recently opened a model home in Jubilee to showcase its Chateau Collection, single-family homes ranging from 1,628 to 3,065 SF and priced from the low $290,000s.

HOUSTON – Haley Garcia, founder of Garcia Real Estate Group in The Woodlands, announced that her luxury residential team has joined Real Luxury of The Real Brokerage, a real estate technology platform. Real’s expanded technology stack will provide more in-depth market analysis and greater visibility for home listings through enhanced digital marketing tools, platform integrations, and data-driven exposure.
