Just under a year after Mark IV Capital broke ground on the infrastructure for its Round Rock mixed-used project known as The District, the developer and city officials marked the start of vertical construction on the project March 4.
What you need to know
The developer held a ground breaking for Origin at The District, a luxury multifamily residential community. Speakers at the event highlighted plans for high ceilings, street-level retail and strong amenities for residents. These residences will be integrated directly into ground-level retail.
Retail Street Advisors founder Aaron Stephenson said his firm is directing retail merchandising strategy for the project. The end goal, he said, is to bring retail that not only draws people to The District, but encourages people to spend time there.
The project will be managed by Greystar. Renee Zahn, managing director of real estate for Greystar, said the company has managed residential properties in Round Rock for over 25 years.

How we got here
In February, Mark IV announced that it secured $86 million in funding to build the first phase of The District. Plans for Phase 1 of The District include the 316-unit luxury multifamily housing development celebrated at the March ground breaking, with 23,042 square feet of ground-level retail.
The seven-story multifamily development will have amenities that include:

What’s next?
Kevin Folterman, SVP for contractor W.E. O’Neil, said the construction timeline has shortened from 28 months to 24-26 months, delivering sometime in 2028.
