Turning out of highway traffic used to be one of the main ways to reach Goodland, a growing development set to become the size of a small town.

To offer a new route in, the development opened a new roadway in late February to further connect the Goodland property to the rest of the Dallas-Fort Worth area. The parkway is a milestone for accessing the development, said Rylan Yowell, managing director at Provident.

“It creates another safe ingress, egress for the Goodland community and residents, but it also unlocks so much land when you build. It was a $30 million road,” Yowell said.

Goodland is an ongoing development project created by Provident, a Dallas-based real estate development and investment firm. The site has about 850 built units and over 1,000 lots ready for construction, Yowell said.

Bridging the gap

Goodland is in an area set to be the southernmost part of Grand Prairie, the longest city from north to south in the D-FW area. The Goodland development is closer to Midlothian and is south of Highway 287.

The Goodland Parkway connects the intersection of Highways 287 and 360 to the development through a roundabout. The completed road will eventually stretch over six miles, reaching Highway 67, Yowell said.

Grand Prairie Mayor Ron Jensen said in a news release that Goodland Parkway strengthens the area’s transportation network and sets up economic development.

Grand Prairie contributed $45 million to roadways in Goodland, Yowell said. The city will benefit from the taxes the development will deliver, he said.

With the opening of Goodland Parkway, Provident’s focus is shifting to also adding shopping centers, restaurants and event venues to drive regional traffic, Yowell said.

Growing Goodland

Provident broke ground on the Goodland development in 2018 and delivered its first lots to builders in 2020.

The community started as Prairie Ridge, a residential community slated for about 4,600 homes. In 2021, Provident bought about 3,000 more acres and rebranded Prairie Ridge as the first village of Goodland, Yowell said.

The total development is set to stretch across about 5,000 acres and take over 30 years to build out, Yowell said. Based on that acreage, Yowell said he estimated Goodland could eventually have a population of 40,000 to 50,000 people.

The average home is about $480,000. Yowell said that number is rising, but will change once other kinds of homes and apartments are built within Goodland.

A small town

As much as Goodland is part of Grand Prairie, it’s also developing its own identity.

A water tower in the area lists both Goodland and Grand Prairie on its side. Goodland also includes individual communities, like Prairie Ridge.

The development will add a town center, schools and apartments along with more parks and trails. Within the town center, Goodland will have a civic service building that could include services from Grand Prairie and local counties.

The Ellis and Johnson County line roughly follows Goodland Parkway. As the Goodland project continues, land will be annexed into Grand Prairie for development, Yowell said. Existing homes are in a separate special utility district that will also eventually be annexed by the city.

One of Goodland’s upcoming buildings is a facility, called The Retreat that will include a clubhouse, swimming pools and a playground. It is under construction.

Goodland is growing quickly and will eventually include several different types of housing. When creating a town, you want everything, Yowell said.

“You want multi-family, you want apartments, you want town homes, you want active adult, we’re getting started on active adult this year,” Yowell said. “And so we want to bring anything and everything to Goodland and that’s what makes it exciting.”
