Chick-fil-A will build a distribution and warehouse facility in Lubbock, with construction scheduled to start in May, according to public records, LubbockLights.com has confirmed.

Certain projects in Texas must register with TDLR to make sure they are compliant with accessibility standards such as the Americans with Disabilities Act. In September, the project was estimated at $50 million. When it was registered with the state, the estimate was listed as $46 million.

Lubbock offered an incentive under the name “Project Ranger” to a company called Supply Properties III, LLC. Tax records tied the company name to Chick-fil-A.

Chick-fil-A has not yet responded to our request by phone and email for comment.

The Lubbock Economic Development Alliance (LEDA) declined an invitation to comment. But certain information was provided to the Lubbock City Council in September so local incentives could be approved.

LEDA donated “approximately 14 acres” of land in the Lubbock Business Park with the deed transfer on March 10. (Property tax records listed it as 15 acres.) The Lubbock Central Appraisal District listed the assessed value as $1.3 million.

LEDA with City Council approval also agreed to provide:

$1.6 million incentive for new construction

$400,000 for job creation over 5 years ($5,000 per job)

$1.2 million reimbursement for project costs over 3 years

LubbockLights.com added together those numbers (incentive, reimbursement and land value) and found LEDA’s total package is $4.5 million. Official records said LEDA may reduce the incentive by $80,000 for every $1 million of capital investment below $40 million.

The Chick-fil-A distribution center will create an estimated 80 new full-time jobs, according to a document provided to the City Council last year.

“The 80 workers directly employed by the Project will earn approximately $60,000 per year on average over the next 10 years,” the document said.

Those jobs will indirectly support an additional 60 jobs in the community, which are also estimated to pay $60,000 per year.

“The total additional payroll or workers’ earnings associated with the project is estimated to be approximately $89.6 million over the next 10 years,” the Council’s briefing document also claimed.

And the distribution center will bring $31 million of taxable sales to the community in the next 10 years.

An online trade partner invitation from Brasfield & Gorrie claimed it is the general contractor.

Brasfield & Gorrie described the distribution center itself as more than 75,000 square feet, for a cold dock, rail dock, cooler, freezer, dry storage, and office space – plus another 11,000 square feet of support buildings for vehicles and a guard shack.

The documents acquired by LubbockLights.com did not disclose how much of Texas the distribution center would cover. The Chick-fil-A website showed 11 locations for a search of zip code 79423 – which includes the mall and the Texas Tech campus. But a search of the website for the West Texas region including Amarillo and Midland/Odessa showed more than 40 locations.
