The Fort Worth Urban Design Commission at its meeting on March 19 signed off on final site plans for the long-awaited Evans and Rosedale revitalization project, clearing a major hurdle for developers and further paving the way for a summer groundbreaking.

The commission reviewed a staff report that included multiple waiver requests and a detailed breakdown of the $63 million affordable housing development that is expected to breathe new life into one of the oldest African-American neighborhoods in Fort Worth.

Milwaukee-based Royal Capital LLC, the developer, requested a Certificate of Appropriateness and four waivers dealing with road width, plants, and pedestrian lighting.

Additionally, the developer requested to build parking garages on the ground floor in a public right-of-way next to residential buildings. The garage would be wrapped in a masonry wall and murals to ensure it blends in with the development.

Commissioners unanimously recommended approval on the waiver requests and praised Royal Capital for the revitalization project.

On March 18, Royal Capital met with business owners in the Historic Southside to attract local contractors to the construction phase of the project.

Royal Capital expects construction will begin late this summer.
