Frisco’s population boom is reshaping North Texas, with its proximity to Dallas facilitating rapid urban development and transforming suburban landscapes.

Frisco, the fast-growing suburb 30 miles north of downtown Dallas, is nearing full residential buildout as its population continues to surge and large mixed-use developments spring up on commercially zoned land.

Jason Ford, president of the Frisco Economic Development Corp., told the Dallas Business Journal the city has historically added about 10,000 residents a year. While higher mortgage rates and limited lot availability have slowed growth somewhat, he said that economic tailwinds picking back up could mean the city reaches full residential buildout within 10 years.

The city’s population grew more than 17% from 2020 to 2024, surpassing 235,000, according to U.S. Census data. That was up from about 6,000 in 1990.

The speed and scale of that growth has transformed the city into a major economic hub, reshaping the rest of North Texas along with it. New development along the Dallas North Tollway through Plano and Frisco have created new skylines and economic vibrancy more akin to a major downtown than the quiet suburbs of the past.
