HOUSTON — A 42-acre tract along state Highway 35 in Alvin is set to become a large shopping center.
Bellaire-based Fidelis Realty Partners said it has acquired 42 acres on the southeast corner of Highway 35 and FM 517 and expects to break ground early next year on Alvin Marketplace.
The project initially will include about 280,000 square feet of retail on 30 acres, said Carson Wilson IV, Fidelis’ executive vice president of leasing, development and construction. The company contracted Bellaire-based Boucher Design Group as the architect and anticipates a 2028 opening.
The remaining 12 acres will be developed later and could entail more retail or mixed-use development.
Fidelis already has letters of intent and is in active lease negotiations with the center’s complete anchor line-up, Wilson said.
“Our vision is a balanced tenant mix across apparel, dining, services (and) convenience-oriented retail,” he added.
