Dallas-based Kaizen Development Partners and Douglas Elliman Real Estate, headquartered in New York City with offices in Dallas and Lewisville, have announced that EDITION Hotels will be the official hotel and residential flag for Chalk Hill, a mixed-use development positioned at the gateway to Uptown Dallas.

The Dallas EDITION Hotel and The Residences at The Dallas EDITION will be the luxury brand’s first location in Texas. Located at 3031 N. Harwood Street on a 2.5-acre site with direct access to the Katy Trail and the Dallas North Tollway, Chalk Hill’s Dallas EDITION will offer a 214-key five-star hotel and 60 luxury residences. Residences will start at $1.5 million for one-bedroom units, making this property one of the most exclusive residential offerings in Dallas.

Dallas called ‘the perfect home’ for luxury brand

Conceived by boutique hotel originator Ian Schrager in partnership with Marriott International, EDITION is internationally recognized for redefining modern luxury through evocative design, cultural strength, and outstanding service, Kaizen said. EDITION’s global portfolio, which includes properties in North America, Europe, and Asia, “blends immersive architecture, culinary excellence, and personalized hospitality into a singular lifestyle experience,” the company added.

‘Where global sophistication meets Dallas soul’

The Residences at The Dallas EDITION will feature “clarity of scale, sculptural restraint, and seamless indoor-outdoor living,” developers said. Interiors are created by bonetti/kozerski architecture, the design firm behind several iconic EDITION properties worldwide, bringing their signature style of material integrity and refined minimalism to Texas.

Architecture is led by BOKA Powell, whose four decades of shaping the Dallas skyline bring extensive local knowledge to the global collaboration. Landscape architecture by SWA in partnership with SCDA draws nature upward into terraces, gardens, and elevated outdoor spaces throughout the property.

Amenities and highlighted features

Each of the 60 residences will include a private terrace. At the top on the 29th floor, a 6,866 square foot penthouse with more than 3,300 square feet of private outdoor space will “crown the tower as a glass pavilion in the sky,” Kaizen said.

In addition to the residences, the 214-key Dallas EDITION Hotel will feature a signature restaurant and bar, ballroom and meeting spaces, a pool deck, and a full-service spa that includes hydrotherapy and recovery-focused amenities. A well-being center will offer fitness, movement, and longevity experiences guided by a “Wellness Concierge,” seamlessly combining hospitality and home. Residents will receive preferred access to the hotel’s culinary programming, wellness offerings, and EDITION’s signature service.

In partnership with Lewisville–based Open Space, the city of Cedar Hill has brought in a herd of goats to chow down on overgrown vegetation in a local nature preserve—aiming to get rid of invasive plant species while restoring the natural balance of the habitat for pollinators, birds, and other wildlife.
