After years of uncertainty, redevelopment plans are expected to revitalize the space
The Shops at Willow Bend in Plano is on the verge of a dramatic change. Centennial, the real estate company that owns the mall, confirmed to Local Profile plans to begin demolition within the next year as part of a larger redevelopment initiative.
The project will reimagine the property as a mixed-use district called The Bend, featuring retail, restaurants, office space, a hotel and homes.
A spokesperson for Centennial emphasized that the upcoming demolition is part of an ongoing strategy for the site and does not signal a shift in direction. The process will be phased, beginning with site preparation, while certain areas, including the restaurant district, parking garages, Crate & Barrel and Equinox Gym, remain operational. Initial efforts will focus on retail and residential components.
From Enclosed Mall To Walkable District
The Shops at Willow Bend was the last traditional enclosed mall built in Texas when it opened in 2001. Despite its early distinction, the mall has faced ongoing challenges, with several anchor tenants leaving over the years. Dillard’s, Macy’s, the Crayola Experience and the North Texas Performing Arts Center have all exited, and Neiman Marcus is set to close in 2027.
Centennial’s redevelopment plan seeks to replace large portions of the existing enclosed space with an open-air environment centered on walkable streets, public gathering areas and expanded green space. The Bend will include a mix of new retail and restaurant concepts, entertainment venues, residential apartments, a hotel and a seven-story office building.
Residential, Retail And Potential Arena
While demolition and redevelopment are moving forward, discussions about the site’s future have extended beyond retail. The Shops at Willow Bend emerged as a potential location for a new Dallas Stars arena. The NHL team’s lease at the American Airlines Center runs through 2031, and Plano city officials have been exploring long-term options for a venue that could generate additional revenue.
City leaders confirm discussions with the Stars have been ongoing for roughly a year, although no formal offer has been made. For now, the possibility of an arena and entertainment district remains speculative, but the conversations highlight the evolving ambitions for the site beyond traditional mall offerings.
