AUSTIN, Texas — The lot housing Chili’s at 45th and Lamar, famous in meme and Reddit communities seemingly for just existing, is for sale alongside its neighboring land.
The Austin lots of 4400 N. Lamar Blvd., containing a complex made up of a Chipotle, Starbucks, sushi restaurant and nail spa, and 4420 N. Lamar Blvd., which Chili’s occupies, hit the market late last week, according to the Austin Business Journal.
While real estate group CBRE made the listing, Morningside Ltd. owns both sites, which “can be sold together or separately,” the Journal reported. The Chili’s property measures 0.7 acres, and the neighboring complex measures 1.16 acres.
The Journal stated that the CBRE listing does not include a sale price, though an appraisal for the Chili’s land sits at $3.64 million while the next-door complex has an appraisal price of almost $5.8 million.
Bradley Bailey of CBRE told the Journal that the Chili’s on 45th and Lamar has a long-term ground lease until 2029 with no more renewal options. The neighboring complex, Bailey said, also has a long-term lease but with renewal options.
“They’re such great real estate infill locations and they’re such nice real estate that they’ll probably stay very similar to what they are right now for a very long time,” Bailey told the Journal.
