Project Nexus—a proposed mixed-use development in Pflugerville—has a new timeline as officials with the city of Pflugerville and the Pflugerville Community Development Corporation have begun developing a vision for the 53-acre site.

Overview

In 2025, Pflugerville City Council approved an $18.2 million bond issuance to provide PCDC with the funds to purchase 53 acres located west of Lake Pflugerville. The city and PCDC have since brought on real estate firm Jones Lang LaSalle to help develop goals and objectives for the project, which were presented to City Council in early April.

Through work sessions with PCDC, the city and JLL, officials identified three aspirations for the project, including:

Fostering an authentic identityGenerating local economic growthProviding of quality-of-life amenities for the community“The first we heard is authentic identity,” said Zachary Orig, project manager with JLL. “How do we produce extraordinary development that reflects Pflugerville’s unique demographics and character, while prioritizing local and regional businesses over chains? … We do not have all the answers at this point, but we know we want to work towards it together in a partnership.”

Going forward

JLL plans to continue developing the draft for the project’s vision and development strategy over the coming months, through engaging with the community and surveying stakeholders. A final version of the project’s vision, along with a summary of stakeholder engagement, is expected to be delivered to PCDC in November. The firm also plans to begin process of soliciting developers to take over the project in January 2027.
