San Antonio’s Northeast side will soon be home to a new shopping center. The area’s residential growth is part of what’s attracting business leaders to the corridor.

The project was filed with the Texas Department of Licensing and Regulation (TDLR) on Tuesday, April 14. The report gives insight into what locals can expect to see emerge in their neighborhood. 

Woodlake Parkway Retail is headed for 7535 Woodlake Parkway, Building 2, in Bexar County. This places it roughly two miles from the Windcrest community and Theodore Roosevelt High School.

Project owner Xavier Alvin, of Woodlake Parkway Real Estate LLC, tells MySA that a 3,500-square-foot laundromat is already confirmed for the space. In total, the strip will take up 10,715 square feet, according to the TDLR filing. Five spots remain available to tenants for lease. 

Alvin says one end cap of the hub is designed with a drive-thru lane and window, so his team plans to lease it to a company that would benefit from the feature. That means residents may see a coffee shop or quick service restaurant snag the spot. If the latter works, it could introduce a much-needed option to nearby residents. Google Maps shows that a Brevity Coffee Co. is available further down on Walzem Road, but there are no locations within a 1.5-mile radius of the site.

Mainly, the address is surrounded by residential neighborhoods and schools. This, along with nearby industrial development, “creates consistent demand for convenient retail services,” Alvin says. The site also enjoys high traffic exposure along its nearby roadways, making it attractive for retailers that offer items that are routinely purchased. Investors are pouring an estimated $2 million into Woodlake Parkway Retail’s development, online records show.

With the ownership being based in Austin, they enjoy the perk of understanding the Central Texas market demand, tenant needs, and development standards, Alvin says. It helps the team “create a development that provides long-term value for the community,” he adds.

Construction at the property is expected to begin on Monday, June 15, of this year. It should be fully built within 12 months, resulting in a grand opening happening in late 2027.

San Antonio’s Northeast side has another addition on the way. The city council recently approved funding for a new community center and park near the intersection of Eisenhauer Road and Midcrown Drive, a past MySA report cites. On top of that, a new Red White & Blue Thrift Store opened on Thursday, April 23.
