On Tuesday, The Signorelli Company broke ground on the residential component of the Azalea District at Valley Ranch in New Caney, according to a company news release. The first phase includes 156 single-family homes, scheduled to deliver this summer.
Once complete, the Azalea District will encompass 359 single-family homes across 203 acres—the final single-family expansion of the 1,400-acre Valley Ranch development. Signorelli’s First America Homes has been tapped as the exclusive homebuilder, with plans for a community pool, playground, pavilion and a network of paved trails in the pipeline.
An adjacent 125 acres will become Azalea’s commercial district, centered on “state-of-the-art healthcare services.”
“Azalea District completes the vision for Valley Ranch by delivering the final key components of a truly dynamic community,” Jeff Dewese, president of land division for Signorelli, said in the release. “We are creating connected neighborhoods where shopping, dining and entertainment blend with health, wellness and other everyday conveniences to offer residents an exceptional living experience.”
Earlier this year, Signorelli unveiled plans for a 20-acre social hub at Valley Ranch known as The Village Green. Located at the intersection of I-69 and Grand Parkway, The Village Green is part of a massive 188-acre shopping district with 900,000 square feet of retail called The Marketplace.
Construction on The Marketplace is expected to kick off this summer, delivering the first buildings onsite by late 2027. The Village Green is currently in lease-up.
Signorelli refers to Valley Ranch as “one of Greater Houston’s most vibrant live-work-play destinations.”
In addition to the Azalea District and The Marketplace, Valley Ranch is home to several other large-scale sub-developments, like the 1.5-million-square-foot retail and entertainment core known as the Valley Ranch Town Center.
Valley Ranch’s Entertainment District, anchored by a 210,000-square-foot convention center, is set to open in late 2026. Commerce West, the first phase of the Valley Ranch Commerce District, is expected to break ground this June.
The expansion comes as the population in Montgomery County rapidly expands. Last year, the population in New Caney grew by more than 37 percent, as reported by Community Impact. Developers anticipate the population in the county will reach nearly 600,000 by 2030.
Across the 1,400 acres, Valley Ranch incorporates more than 2,000 single-family homes, 1,000 multifamily homes and 2.55 million square feet of retail, entertainment, office and mixed-use space. Developers believe Azalea District is just the next step in the master-planned community’s evolution.
Greg Wattson, senior vice president of commercial development for Signorelli, said the district will pair world-class health and wellness with lifestyle conveniences.
“By thoughtfully bringing these elements together, we are creating a place that truly supports the community and the workforce that serves it,” Wattson said.
