Hines is bringing a new 1,500-acre master-planned community to League City, featuring 2,730 homes, parks, and a new school site within Clear Creek ISD.

LEAGUE CITY, Texas — Real estate developer Hines has announced plans to bring a new master-planned community to League City, following the acquisition of a 1,532-acre tract known as the Lloyd property within the Houston area.

According to Hines, the community will feature 2,730 single-family homes, commercial parcels, and a 26-acre school site within Clear Creek ISD. The company says the school site will enhance walkability and family appeal, further integrating the neighborhood into the surrounding community.

The development will offer a variety of 50’, 60’, and 70’ home lots, with prices projected to range from $400,000 to $800,000. Planned amenities include a resort-style pool, a clubhouse, and more than 400 acres of parks and trails designed to promote outdoor living and connection among residents.

Highland Homes, Newmark Homes, Westin Homes, David Weekley Homes, and Chesmar Homes have been selected as builders for the community.

Financing for the acquisition was provided by Rocky Lai and Associates. Hines expects to deliver the first lots in late 2027, with home construction beginning in early 2028.
