Got a home you’re thinking about selling? Downsizing could leave some Texans with hundreds of thousands of dollars in extra cash — depending on where they live.

A new study from Moving Place found that downsizing can be profitable in some cities, though results vary widely across the country.

Of the 7,537 cities analyzed, only 2,676 are projected to leave homeowners with money left over after selling a larger home and buying a smaller one.

Florida dominated the rankings, claiming five of the top 10 cities where homeowners walk away with the most extra cash after downsizing.

One Texas city also made the list.

University Park, Texas, ranked No. 6 nationwide for cities where downsizing leaves homeowners with the biggest cash surplus.

According to the study, homeowners in University Park could have about $542,641 left over after downsizing.

Researchers said downsizing can still be financially worthwhile in many states, though the payoff is often smaller than homeowners expect.

The study found that downsizing can actually cost homeowners money in some high-priced housing markets.

Hawaii and New York had many of the cities with the steepest losses after downsizing.

Paia, Hawaii, ranked worst nationwide, with homeowners projected to lose $551,974 after downsizing. Waimanalo, Hawaii, and Santa Ynez, California, also ranked near the bottom.

Researchers said expensive coastal housing markets in California and Massachusetts appeared frequently among the worst-performing cities because even smaller homes remain extremely costly.

Moving Place estimated how much cash a homeowner would have left over — or how much debt they would still carry — after downsizing in 2026 following a modeled 12-year period of homeownership.

The study used Zillow Home Value Index data and modeled homeowners moving from a 3- or 4-bedroom home into a 2-bedroom home purchased outright.
