Still, their new address at the former site of the Valley View Center mall is closer to downtown Richardson than it is to downtown Dallas.
Here are some things to know about the Mavericks’ future home:
Valley View is located at the northwest intersection of I-635 and Preston Road. The former mall site is situated in Far North Dallas between Addison and Richardson, about 10.5 miles as the crow flies due north of downtown Dallas.
The Valley View site is less than a mile from Galleria Dallas, one of Dallas-Fort Worth’s most popular malls. Nearby to the south is Preston Hollow, one of Dallas’ wealthiest neighborhoods, where the median sale price of a home is more than $1.5 million, per Redfin. Richardson to the east, meanwhile, has a median household income of about $104,000, about 12% higher than the region’s median, according to the latest census data, while Addison to the west is known for the Addison Circle, a large park that hosts events like Addison Oktoberfest surrounded by walkable, mixed-use development.
Thanks to DART’s 22 bus line, the answer is technically, but practically speaking, it’s more complicated. The bus, which runs every 20 minutes and goes between Garland and Addison, can get fans to the Valley View area from stops on the Silver, Orange and Red line trains. However, journeys for many in the area will be around an hour and require at least one transfer, compared to American Airlines Center, which is located a block from Victory Station serving the Green and Orange DART lines and the Trinity Railway Express.
The mall was originally developed in the 60s and 70s, then expanded in 1982, enjoying significant success. However, around the turn of the century, Valley View Center began to face headwinds, and in 2010, its former California-based owners defaulted on more than $100 million in debt and ownership of the mall changed hands. Beck Ventures, led by Dallas businessman Scott Beck, eventually purchased the mall in 2012 and will own its land until the Mavericks sign an impending official purchase agreement. The Mavericks are also expected to execute purchase agreements with other landowners of parcels abutting the Beck property.
The closure of anchor tenants like Macy’s, Dillard’s and JCPenney between 2008 and 2013 epitomized the Valley View’s decline, and demolition plans for the mall began in 2016. Beck Ventures intended to turn the area into a “Dallas Midtown” master-planned community with mixed-use retail and residential, but, for the most part, those plans never materialized.
