A 979,800-square-foot project could kick off at 2120 Post Oak Blvd this September, according to a recent filing with the Texas Department of Licensing and Regulation. While TDLR filings are subject to change, this one outlines a roughly four-year mixed-use project with a hotel, retail, condos and a parking garage.

The filing lists Ziegler Cooper Architects as the contracted design firm.

According to a prior news release, the tower is expected to stand more than 600 feet tall at 44 stories, with 154 hotel rooms and 50,000 square feet of amenities and restaurants. In addition, 114 private residences are planned, with access to the hotel’s amenity spaces, as well as a private motor court, lobby, elevators, and potentially the parking garage

The website details a bright fitness center, golf simulator, indoor and outdoor pools, a hot tub and cold plunge, a grand spa, lounges, terraces, conference rooms and more. Developers say the high-rise will be “crafted in stone, light, and rhythm.”

Last month, a penthouse unit in the proposed development hit the market for $27.5 million—one of the most expensive condos on the Houston market, according to The Real Deal.
